REAL ESTATE PARALEGAL(Seattle, WA)About this Role: Redwood Housing is seeking an experienced commercial real estate paralegal with transactional experience. In this role, you will assist with entity formations, qualifications, entity compliance and maintenance, document preparation and management, title and survey, due diligence, and the deal-closing process. You will also assist with all phases of the deal cycle for projects financed with low-income housing tax credits (LIHTC), tax-exempt bonds, HUD loans, and other state and local subsidies. We are passionate about maximizing our impact and making a lasting difference through design, development, management and stewardship.Responsibilities: Work collaboratively with inhouse counsel, outside counsel, lenders, investors, development team and acquisition team. Review title, survey, and title commitments and respond to title and survey comments from counterparties. Perform due diligence, coordinate and implement transactions, and work with the acquisition and development team to close affordable housing transactions. Oversee entity formations and monitor annual renewals. Work with vendors to order various due diligence certificates and searches.Work directly with the title companies to finalize title policies for transactions.Track transaction tasks and phases and communicate progress to the team as issues andor items are resolved.Prepare signature page packets and coordinate signatures of various deal participants.Assist with the drafting of corporate-related documents, including operating agreements, incumbency certificates, and written consents.Prepare closing indices and binders and follow up on various post-closing matters.Conduct research and gather information using general and legal research tools.Other duties and projects, as needed. Minimum Requirements:Four (4) years corporate and commercial real estate experience.Bachelor's degree or paralegal certification.
