Utility Plant Operator Have fundamental knowledge of centrifugal chillers, water tube boilers, fire tube boilers, steam generation auxiliary equipment, centrifugal pumps, screw air compressors, plate frame heat exchangers, shell and tube heat exchangers, air handlers and control systems. Responsible for the operations and monitoring of Chilled Water, Steam, Fire pump, Air Compressor and HVACsystems. Starting and stopping chillers (6) 2000 ton and (1) 4000 ton centrifugal units, monitoring site chilled water flows and pressures and operation of associated auxiliary equipment. Operation and monitoring of a remote Data Center chiller plant, (4) centrifugal chillers, (4) Cooling Towers and operation of associated equipment. Starting and stopping boilers, two D-Type 40K lbs/hr water tube, two Marine package 40K lbs/hr water tube, and one fire tube boiler 40Klbs/hr on both #6 fuel Oil and Natural Gas fuel supplies. Monitoring site steam pressures and flows, and operation of associated auxiliary equipment including Condensate tanks, Deaerating Feed tanks water softeners, Feed and Condensate pumps and steam regulators. Operation and monitoring of local air compressor system, 4 air compressors. Fire pump systems include operation of the main fire pump, standby fire pump, (2) jockey pumps and monitoring of fire system header. Local HVAC operations include operation and monitoring of local HVAC units, steam hot water heater, and steam perimeter heat. Log hourly readings, done inside control room, make rounds of the Utility Plant, which consists of several buildings, every 4 hours or as needed. Identify system failures on steam, water, oil and air systems, be able to take action to isolate if able, and start standby equipment if needed. Contact appropriated personnel for repair. Acknowledge and respond to SCADA (I-FIX) alarms as necessary. Operate most systems via a SCADA/Man Machine Interface (I-FIX) in control room. 12 hour Rotating shift, 5:30am -6pm, 5:30pm - 6am. 4 days on - 4 days off (Includes weekends and Holidays) Light, occasional manual physical labor, ladder and stair climbing. Eventual working knowledge of physical layout of all systems responsible for. Respond to plant emergencies, fire, flooding, power outage, etc. Be familiar with on site and off- site contacts. Dispatch site alarms during off-shift and weekends Overtime as needed to cover operator vacations, sick, etc., assist maintenance if needed, assist with scheduled steam plant maintenance shutdowns and chiller plant maintenance shutdowns. Train new operators as needed. Dispatch Maintenance calls and Site Alarms during Off shift periods (nights and weekends) Comply with all JLL / IBM safety requirements, procedures, and programs. Comply with JLL training requirements Maintain a safe and clean working environment.
