As a Development Manager, you will be exposed to all parts of the development lifecycle from acquisition and due diligence to design and entitlements through permitting, construction and delivery of the occupiable space. Your initial focus will be a on design, permitting and construction management of a large scale lab project in the bay area. However, since we are a small team we will expect the Development Manager to wear many hats, learn and implement new skills and work on multiple things at one time. Whether it is an adaptive re-use or ground up development, the Development Manager will shepherd the project with careful attention to detail while meeting design, cost, and timeline goals.Bauen Development is growing quickly, and as an early team member, you will have the opportunity to contribute significantly to the company's success and shape your career trajectory.Required ExperienceBABS required5+ years of experience in the commercial real estate environment (Investment firm, Development Firm, Construction Firm, etc.)3+ years of experience with entitlements, permitting and construction managementExcellent project management skillsStrong financial background with knowledge of real estateKey QualitiesSelf-starter Proven problem-solver with a focus on process improvementsStrong interpersonal and relationship-building skillsAbility to embrace ambiguity, take ownership of projects, and lead them to successful completionAnalytical decision-making skillsEnthusiastic, with a desire to learn and growHands-on experience with the entitlement processSolid understanding of the construction permitting processUnderstanding of construction estimating and schedulingExperience in a client-facing roleProficiency with spreadsheets, scheduling, and presentation toolsExperience in budgeting, forecasting, reporting, and analysisAbility to gather information, develop insights, and communicate recommendations to senior executivesOrganized and detail-orientedHumble, with a willingness to take on any task, big or smallTeam player with strong oral and written communication skillsAbility to manage multiple projects at varying stages and complexitiesComfortable working in a hybrid work setting that will fluctuate week to weekResponsibilitiesManage downstream design-build contractors and upstream ClientsOwners with alignmentManage construction projects of all sizes and complexitiesTrack and report on project financials including budgets and cash flows Handle project invoices, change orders and other costsOversee project designs, ensuring that the design reflects the Owner's needs while staying on schedule and under budgetSolicit bids, negotiate and contract design and construction consultantscontractors of various sizes and skill requirementsServe as the expert and key point of contact for the projects you are managing Organize projects by maintaining thorough meeting minutes, follow-up emails, and structured file systemsProvide and support sound financial decision-makingAnticipate project issues and address them proactivelyLead project consultants and foster a collaborative project teamMonitor critical path items on project schedules to ensure timely completionDevelop and implement standardized processes to create best practices across the organizationLead entitlement strategy, from concept design through public hearings and final approvalsLead the permit approval processAnalyze site conditions, quantify potential risks, develop mitigation strategies, and recommend development optionsCommunicate extensively with all project stakeholders and escalate issues when necessaryAssist with company-wide tasks such as accounting, social media, marketing, and financial forecastingProactively seek business opportunities to help grow the companyManage the intersection of financial requirements, architectural goals, and construction timelines to drive project successAssist with hiring and managing your own team If you want to join an exciting startup company with immense room to learn and grown, please apply.
