Summary The Property Accountant reports to the Director of Accounting and Lease Administration and is responsible for financial operations and government reporting; coordinating with on-site staff and providing training, guidance, development, and problem-solving on a daily basis; monitoring the Accounts Payable process and reviewing batches to ensure prompt payment and appropriate cash management; collaborating with Property Management, Leasing, Specialty Leasing, and the on-site management team to produce monthly financial reports, cash flow projections and annual budgets. Essential Duties & Responsibilities Responsible for financial operations and reporting for selected properties Coordinate with on-site staff and provide training, guidance, development, and problem solving Management and monitoring of all funds received and derived from operations, supporting the Accounts Payable process and reviewing batches to ensure prompt payment Review accounting and financial reports, journal entries, and related information in order to prepare monthly financial reporting for the Client on both cash and accrual basis in accordance with GASB87 Reporting requirements Create and complete closing entries according to GAAP and GASB87 requirements Compile and analyze financial data to create cash flow projections and ad-hoc reports as needed for property stakeholders Collaborate with Business Manager, Property Management, Leasing, Specialty Leasing and the on-site management team to produce annual budgets and forecasts Research complex financial and accounting transactions Maintain calendar of weekly, monthly, quarterly and annual reports and submit reports accordingly Provide superior client service Maintain Client confidence and protect operations by keeping financial information confidential Be familiar with terms of the Management and Leasing Agreements for Client to ensure that accounting reporting requirements are fulfilled accurately and timely Positively and proactively collaborate in any way needed to further the leasing and marketing of property to achieve, sell, and provide world-class service Perform other duties as required Work with Director of Accounting and Lease Administration to review, evaluate, create and implement accounting processes and procedures, focusing on collaboration, ease of use, best practices and continuous improvement Contribute to the team effort to constantly evaluate, improve, design, and implement checklists, templates, calendars, processes and internal controls to ensure accurate financial reporting and to create efficiencies and ease of work for property accounting, lease administration and treasury functions Document such checklists, templates, calendars, processes and internal controls to build Property Accounting procedures manuals, as needed Assist management with activities for Client's best interests as necessary Willingness and commitment to ensure all reporting deadlines are met timely Perform other duties as required Education & Experience Requirements Bachelor's Degree in Accounting from an accredited college or university At least two (2) years of governmental accounting experience and well versed in GASB87 Reporting requirements Knowledge & Skills Requirements Generally Accepted Accounting Principles (GAAP) Basic Governmental Accounting Standards Board (GASB); specifically GASB87 Reporting requirements Adept with technology, especially Microsoft Excel; familiarity with real estate accounting software and /or Yardi experience a plus Experience with variety of financial statements, reports and analysis Excellent professional communication skills both orally and written Demonstrated critical thinking and problem-solving skills Able to manage multiple projects and priorities Ability to manage time and be effective working from remote locations and/or home office Regional travel two to three days per month to New York City Must pass a drug test and criminal background check Physical Demands The following are the physical requirements required to be performed with or without reasonable accommodations.
