Job Overview:As a Community Manager, you'll be responsible for managing and administering the day-to-day operations of a luxury condominiumtownhome community in North Jersey. If you are excellent at building relationships and have managed large capital improvement projects with the facilitymechanical skill behind it, this is for you! This property is waterfront and very close to Manhattan.Your Responsibilities:Provide input and assist the Board with the preparation of the Association's annual budgetBe responsible for the daily implementation of the annual budget, perform general financial management and recordkeepingAssist Association and In House counsel on collection matters and monitor maintenance fee accountsMonitor and report monthly financialsPrepare specifications needed for all services received by the Association (e.g., landscaping, snow, trash, insurance, pool, etc.)Manage bid process, review bid spec proposals and comparison spreadsheets and make board recommendations as appropriate.Negotiate Association contracts for routine services, subject to the Board's approval, and Association counsel as needed.Ensure maintenance of all files, records and correspondence in accordance with company procedures and good business practicesPrepare Board meeting agenda, monthly management report and all other reports and material needed for Board Packet; distribute one week in advance of meetingCoordinate activities of association professionals including attorneys, auditing firms and engineering firmsEstablish and maintain annual calendar indicating all association activity, deadlines, election, meetings, projects, etc.Team building to unite staff and create a cohesive working environment.Manage performance and discuss concerns regularly of all direct reports and team members.Enforce the use of policies, tools and programs by staff in the day-to-day management and operations and ensure proper adherence throughout business unit.Support the roll out and implementation of company & business unit initiatives and strategies.Skills & Qualifications:Bachelor's Degree or equivalent relevant work experienceExcellent relationship building skillsUnderstanding of large capital improvement projects and the facilitiesmechanics behind itMinimum 7 years relevant work experience required, preferably in hospitality, property or facilities managementMinimum 2 years project management experienceExperience managing large direct or indirect staffPossess working knowledge of budgets and fiduciary responsibilityDemonstrated decision making abilityDemonstrated written and verbal communication skillsWorking knowledge of legislation impacting property management, preferredStrong understanding of proposalbid processPossession of or willingness to obtain CMCAAMS certification requiredCritical thinking, problem solving, judgement and decision-making abilities are necessary.Proficiency in computer programs like Microsoft Office, Outlook and Windows required.Ability to work with sensitive andor confidential information.What We Offer:As a full-time exempt associate, you will be eligible for full comprehensive benefits to include your choice of multiple medical plans, dental, and vision.
