JOB OBJECTIVE: Provides maintenance related services to Saint John's residents, staff, and visitors. Works with members of the Community to uphold and further the mission, vision, principles, and values of Saint John's. KNOWLEDGE, SKILLS, ABILITIES, QUALIFICATIONS: High school diploma or GED One year of experience in a service-oriented trade or position. Demonstrate an aptitude and skill for basic maintenance functions. Must demonstrate good written and verbal communication skills; must be able to read, speak and write English. Must have basic computer skills; ability to log in, navigate, save documents, enter data, etc. Must have and maintain a valid Wisconsin Driver's License. Must be highly professional in actions and attire, have excellent customer service skills, be honest, dependable and exhibit a warm, cheerful, caring manner and desire to work with and serve older adults. Must be able to work independently with minimal supervision. Must have the ability to adapt to changing organizational needs, work flexible hours to meet the scheduling requirements and be "on-call" to handle problems that may arise outside regular work hours. ESSENTIAL FUNCTIONS, DUTIES AND ACCOUNTABILITIES : Ensures delivery of the highest quality standards of general services, security, and fleet maintenance. Works cooperatively with other departments, both within and outside the Facilities Management umbrella, to see Saint John's strategic objectives and daily tasks accomplished. Provides set ups for events including tables, chairs, easels, audio-visual, etc. Responds to work orders & requests for general assistance from residents, staff, and visitors. Responds to work orders to pack/unpack and move furnishings to accommodate refreshes/refurbs of apartments as well as office relocations. Responds to work orders to unpack, assemble and set up of new equipment and furnishings. Responds to work orders to hang pictures, banners, etc. Assists with warehousing, building crates, packaging items, putting items in & pulling items out of warehousing, organization, etc. Responds to work orders & requests to have items moved or warehoused. Assists with seasonal decorating including the assembly of large Christmas trees. Provides trash/recycling dumpster rotations in trash chute rooms. Rotates dumpsters to and from collection truck for emptying. Clean dumpsters on a rotational basis. Assists with electronic and metals recycling program as well as hazardous waste disposal. Maintains garage spaces including clutter control, spot cleaning as necessary and facilitating annual deep cleaning. Responsible for plaza grills: keep clean and in good repair. Responsible for flags / flag poles including raising and lowering flags. Responsible for security rounds and functions. Provides security escort to Saint John's employees (9PM and 6AM) to/from parking structure (approximately 1 block away). Provides detailed cleaning to Saint John's owned vehicles. Assists with light duty vehicle maintenance and driving vehicles to/from repair shops. Assists Groundskeeper with snow removal operations. Assists with maintenance as requested. Basic electrical such as changing light bulbs and safety lighting checks. Basic HVAC tasks including changing filters, lubricating motors, cleaning ductwork, and cleaning coils Responds to fire alarms, emergency assistance calls and violet intruder calls. Participates in fire drills. Complies with all Saint John's safety, security, infection control and hazardous materials policies and procedures. Maintains confidentiality of department and organization information. Assures that all resident rights are always maintained. Reports any violations or suspected deviations immediately, according to Saint John's policy. Works cooperatively with residents, families, volunteers, visitors, and all levels of staff. Attends meetings and in-service programs. Available during off-peak hours for any building related emergencies.
