Rockville, Maryland The Asset Management Associate will managea portfolio of senior and affordable housing assets, with a focus on maximizingvalue and minimizing risk. The Asset Management Associate will work closelywith the Asset Management team to implement strategic initiatives and improveoperational performance. The ideal candidate will have a deep understanding ofthe real estate market, strong analytical skills, excellent communicationskills, and a proven track record of maximizing asset performance. KEY JOBRESPONSIBILITIES: Analyze and manage the financial and physical performance of a portfolio of senior and affordable housing properties Review and analyze operating results to identify areas of opportunity for cost savings and increased revenue. Present results and recommendations to senior leadership team Collaborate with the Property Management, Finance, Development, and Accounting teams, to ensure alignment with overall business objectives and ensure seamless operations Participate in regular meetings with senior management to discuss portfolio performance and strategic initiatives Support efforts to improve overall energy efficiency by identifying opportunities and funding sources to help meet organization's resiliency goals Conduct regular property inspections Assist in the preparation of property budgets Participate in due diligence and overall transaction support Track and report insurance claims Manage Capital Expenditure process, including directingbudget process, reviewing unbudgeted requests, and managing replacementreserves Prepare the monthly financials dashboard and provide an analysis of opportunities identified Follow up with Regional Managers on variance questions regarding expense overages and income shortfalls Manage Subsidy Programs, including review of rent and expense increases; ensure rent studies and Utility Analysis are being completed in accordance with individual contracts. Confirm accurate audit, insurance, and tax expenses QUALIFICATIONS: Bachelor'sdegree required, preferably with course work in finance, economics, realestate, or related fields Demonstratedinterest in affordable housing and/or senior housing or related areas Experiencein real estate finance, asset or property management, preferred, particularlyin affordable housing real estate Strongwriting and presentation skills, with the ability to analyze data and presentinformation Abilityto work both independently and on a team, as well as to multi-task and meetdeadlines Proficiencywith Microsoft Excel, Word, Outlook, PowerPoint, & Teams; Yardi andSmartsheet also helpful Strongcommunication skills Ableto work in office or in the field, as directed We offer a competitive benefits andsalary package, including free parking and free gym access.
