Responsibilities: Complete work orders for physical maintenance and repairs using cutting-edge work order software, ensuring tasks are carried out promptly and to the highest standards. Drive routine physical improvements to enhance property functionality and appearance, contributing to an exceptional tenant experience. Be at the forefront of emergency response efforts, swiftly addressing crises in line with departmental protocols to maintain safety and operational continuity. Assist the Supervisor in organizing and maintaining equipment, tools, and supplies, keeping meticulous inventories and logs to streamline operations. Collaborate with the Supervisor to implement a comprehensive preventative maintenance plan, proactively identifying and addressing potential issues to prevent downtime. Support efforts to control expenses related to building operations, and optimizing resource allocation while maintaining operational excellence. Keep stakeholders informed of building status and changes, fostering transparency and facilitating seamless coordination. Uphold all safety standards, policies, and procedures, prioritizing the well-being of all occupants and personnel at all times. Interact professionally and courteously with tenants, clients, co-workers, and vendors, embodying our commitment to exceptional service. Safely and efficiently utilize materials, supplies, and tools to maximize productivity and minimize waste. Be prepared to tackle other duties and special projects as assigned, demonstrating versatility and a willingness to contribute to team success. Requirements: Experience: 3+ years of related work experience and technical training. Occasional travel: candidates must have a valid driver's license and reliable transportation, as travel between properties will be necessary. Education: High school diploma or GED required; technical school training in maintenance preferred. Certifications: Preference for candidates with CFC Handling Certification. Technical Competence: Ability to understand and interpret design documents, manufacturer's specifications, and operational procedures. Interpersonal Skills: Excellent communication and interpersonal skills to foster teamwork and positive relationships. Adaptability: Ability to take direction, follow instructions, and prioritize tasks effectively. Must prioritize safety in all tasks and environments. Capable of extensive walking, climbing stairs and ladders, and lifting/carrying at least 50 pounds using proper body mechanics. Willingness to be available for emergencies and participate in an on-call rotation. Tool Knowledge: Working knowledge of tools and their proper use.
