Pre-Construction Manager/Estimator - Greensboro, NC Our client is an established and growing Multifamily GC headquartered in Greensboro, NC. Join this industry leader for a lifelong career • Top Salary 100% employee paid health, dental and vision insurance 401K company match Truck Allowance Positive work team environment Essential Duties • •Prepare detailed cost estimates •Prepare takeoffs for assisting pricing from certain vendors •Input and adjust quantities with a high level of accuracy •Review project documents •Manage client relationships •Attend pre bid meetings •Ensure standards of quality and safety are adhered to •Quantify material costs and sub buy-outs for assigned projects •Lead team in the creation of proposals and bids •Develop bid documents for each project •Present budget and value engineering ideas to Chief Estimator/owner/design team •Prepare detailed bid scopes for trade packages •Manage bid list and coordinate with trade partners •Create Request for Quotation (RFQ) for all vendors. Send out RFQ to vendors •Establish project files on various "plan rooms." For example, Plan Hub •Upload plans, revisions, addenda, to plan rooms •Conduct meetings with proposed project team •Assist with subcontractor buy-out •Assemble quantities into project management tools with a high level of accuracy •Work collaboratively with Project Manager, Superintendent, and project team •Constantly communicate with our current vendors to maintain good relations •Constantly outreach for new vendors Required experience Multifamily (Apartments & retirement communities) ground-up building (Excavation, Foundation, Framing, Electrical, Plumbing, HVAC, Flooring & Trusses) experience is a must Associates or Bachelor's degree in Construction Management preferred Proficiency in MS Office, Auto Desk, CPM project scheduling, Plan Hub cost control and risk management Ability to read construction documents Familiarity with regulatory construction standards Follows the utmost professional work ethic & enthusiasm when dealing with customers Excellent communication and organizational skills Self-starter who wants to work for a family run general contractor
