We need you to join our team as a Maintenance Technician: The General Maintenance person is responsible for maintaining all aspects of the physical plant. Conducting under supervisor direction, preventive maintenance, routine servicing, seasonal repairs and changes, building equipment and plumbing repairs. PRINCIPLE DUTIES INCLUDE : Maintenance Tasks Painting - Install, finish, repair, paint, remove, and dispose of drywall or other material. Electrical - Test receptacles, change light bulbs, change light switches/outlets, switch out cables, fish lines, and change ballasts. Plumbing - Plunge toilets, lift and replace toilets, unclog sinks, clear disposals, change out faucets, change shower valves, and snake main lines. Must have experience in removing and installing shower doors. HVAC- clean coils, change filters, rest reset thermostats, diagnose a/c issues, change thermostats, reset RTUs. Basic Knowledge of BMS system and backnet controller Health Center Beds - reset beds, change air mattresses, diagnose remote control issues, and change out full beds. TV - fix remote control issues, rest TVs, hang TVs on walls. Appliances - work controls and change out appliances (stoves, refrigerator, microwaves, washer/dryer, dishwasher, etc.), find possible fault problems, change micro boards, diagnose ice maker issues, clean vents. Vehicle maintenance - Operate maintenance equipment not limited to hand or power tools, company vehicles, Maintain all tools, equipment, and supplies in proper condition. Room set-up Safety Follow all safety protocols. Pinpoint and communicate operational concerns with safety to the Senior Manager Perform yearly dryer vent cleaning Operational and Team Effectiveness Attend pre-shift meetings. Assist in Coaching Tech 1 and Tech 2 to help develop their skills Communicate effectively and in a timely manner with team members and residents, either in person, by phone, in writing, or via radio. Complete work within the scheduled time frame, within budget, and the priority set by the supervisor. Comply with applicable federal, state, and local laws, rules, and regulations. Other Duties : Assist with refurbishment projects and repairs as directed. During emergencies or natural disasters will be required to be on duty for the duration of the disaster. QUALIFICATIONS : High school diploma or equivalent preferred. Technical schooling and/or background preferred. Minimum three (3) years of experience in maintenance is required. Demonstrated ability to follow instructions, communicate effectively, and perform simple arithmetic. PHYSICAL REQUIREMENTS/WORKING CONDITIONS : Moderate to heavy physical effort; may be exposed to the elements (heat, cold, rain, snow); work in areas with high voltage electricity, hazardous equipment, and moving parts; work on rooftops and other high places; ability to set up and climb ladders safely with tools and equipment necessary for assigned work; must be able to lift 50 pounds; must be able to walk, stand and stoop for an extended period of time (over 80% of the time); exposure to a variety of chemicals and dust daily; may be exposed to the HBV and HIV viruses.
