Full job descriptionPOSITION OVERVIEWWe are seeking a highly motivated and energetic entry level candidate to assist the construction of our retail and self-storage development projects. The ideal candidate will possess a background in construction, preferably retail or similar. Experience is preferred but not required as this growth role will allow someone to both learn and execute daily. They will be responsible for ensuring the successful and timely completion of construction projects, communicating effectively with the Directors of Construction and Development, and working to build on knowledge gained to improve our efficiency.ESSENTIAL JOB FUNCTIONSSupports DRD on new site search, acquisition, and due diligence:Weekly DRD meeting to plan site or municipality engagement assistance.Support acquisition planning and search with phone calls, emails, or on-site visits as directed by DRD. Including PlanningZoning, Surveyors, Soil Vendors, Environmetal HealthFood and Septic, DOT, and etc.Provides DRD and team weekly updates on sites in "˜pre-OTP' due diligence.Provides DRD and team with weekly updates on provided due diligence checklist for all open prospect sites during free examination period.Engages DRDDRC with any time constraints or bottlenecks to achieve our goals.Reports weekly progress, and setbacks to DRD for follow up and future planning.Works with architects and engineers in conjunction with the DRD to ensure timely changes and responses are provided.Coordinates DOT Bonds with our internal team and DOT.Supports DRC with active construction efforts and goals:Weekly DRC tactical meeting to determine assistance needs and define municates as directed on safety, operational, and documentation requirements on active job sites, and reports to the team any delays or noncompliance issue.Maintains provided cost ledger separated by job and provides details weekly to DRC and team.Visits sites andor municipalities as required by DRC to assist and help ensure projects are proceeding on schedule.Excellent communication and interpersonal skillsAssists in the FRP process for contractors and vendorsEntire Team ExpectationsAlways look for more cost-effective ways to manage a projectUse feedback from Team and Vendors to improve processes and proceduresUnderstands and is willing to learn about practices and industry standardsManages work time effectively while managing invoices, payables, reports, and meetingsEnsures all projects and vendors maintain a safe environmentEDUCATION & QUALIFICATIONS:Proficient in Microsoft Office (Word, Excel, Office 365)Bachelor's degree in construction management, business administration, or a related fieldProficiency in CAD systems preferred.PHYSICAL DEMANDS:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
