Maintenance Planner/Scheduler role is in support of the JLL Asset Management journey towards a World Class Maintenance organization. This industry standard role provides more efficient means of managing facilities maintenance and associated maintenance labor, freeing hours for additional business priorities. Planning & scheduling for all maintenance and operations encompassed in the EAM CMMS tool are to be conducted using current CMMS system application and standardized business processes. Responsibilities:Using industry and client best practices, Plans, schedules, coordinates and assigned all frequency and work type maintenance activities for group or team of responsibilityOptimizes maintenance inventory by balancing work load to labor availabilityComplies with all client CMMS standards and specifications to ensure database integrity and standardizationManages asset maintenance parts ordering process (MRO) for assigned team(s) and optimizes efforts through PM Auto ordering where applicableCreates all asset-related purchase requisitionsCollects data and collaborates with operations team to optimize maintenance programs.Maintains liaison with facilities technicians and other management regarding work execution, necessity of altering schedules and manpower statusTracks all asset information, including spare parts and documentationArranges for special tools and equipmentTracks all asset information, including spare parts, documentation and Booked LaborContinuous improvement of the work planning and scheduling process through the review and use of maintenance metrics, analysis of work order flow, project demands and expectations.Submits and document database record changes using client CMMS change request systemFacilitate/Attend team Passdown or Ops meeting to communicate the plan and schedule for the day/week maintenance activities.Identify open, unscheduled and/or unassigned work by running prescribed work order query in Assignment ManagerProvides weekly reports to facility managers, identifies risks and gaps and provides resolution plans.Develop/maintain and update standard operating procedures for CMMS/Storeroom operations.QualificationsRequired: 10 years of facility maintenanceExperience in planning and scheduling the work of hourly employees using CMMS systems.Extensive building systems knowledge, preferably across multiple disciplines including CMMS, Automation, Robotics and Material Handling. Client service-oriented attitudePreferred: Bachelor's Degree in an engineering managementManagement experience, preferably in a large scale Industrial setting.Excellent verbal and written communication skillsStrong organizational and prioritization skillsAdvanced computer skills
