Summary As a Maintenance Technician I, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Essential Job Functions, Duties, and Responsibilities Ensure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up Ensure unoccupied apartments are ready for occupancy by performing various and as-needed repairs, painting, overall apartment cleaning and other miscellaneous activities as necessary or as directed Assist the property manager or other team members when requested with special projects or requests Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and plete minor re-piping including the soldering of copper pipes Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks Perform carpentry work, such as repairing/replacing doors, windows, closet bi-fold or sliding doors and building shelves Repair concrete steps, stoops, patios, fencing, and signage when required Paint and decorate apartments, hallways, etc., as directed by management Complete appropriate apartment make ready procedures for move-ins within establish turnover timeframes Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc. Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots and common spaces Replace unit locks on apartments as necessary and on all recently unoccupied units, outside doors, and outbuildings to ensure security of the community Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality Responsible for material control and efficient utilization of maintenance equipment Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles Keep accurate records regarding preventive maintenance, work orders, and inventories (invoices, service requests, etc.) Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas;
