HVAC TechnicianPay: $58240-$72,800/$28-35 hr DOEShift: OpenWhat this job involves -Maintenance and repair of HVAC and electrical equipment located in the interior and exterior of building. Installs, repairs, and maintains mechanical/electrical operating equipment and machinery. Operation, repair and maintenance of utility plant equipment and associated systems. Regularly conducts a routine and on-going assessment of the building systems operations. Performs tests, rounds and analyzes data to assure the proper functioning of departmental equipment. Monitors the operation of all mechanical & electrical operating equipment.What is your day to day? Maintenance and repair of refrigeration, heat exchanger, HVAC, electrical and water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; recording readings as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.Performs preventive maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean up of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any impending supply or material shortages to the Lead Operating Engineer or Lead HVAC Engineer of any equipment problems.Maintains tools and orders supplies as required for installation and repairs. Keeps logs, documents equipment repairs, closes work orders, tracks time accurately in reports and provides timely and constant communication with the Operations Manager and Lead Engineer.Complies with departmental policy for the safe storage, usage and disposal of hazardous materials. Maintains a clean and safe work space.Investigates and troubleshoots problems and performs repairs on mechanical equipment including large complex air movement and HVAC equipment.Performs preventive maintenance on various mechanical and electrical equipment.Takes ownership of cross shift issues and resolution.Assemble, install, and test complicated mechanical equipment and apparatus, and assemblies.Performs inspections, repairs, and replacements of pumps and piping systems including valves, components, and fittings.Analyze basic heating, cooling, and humidification cycle to include identifying components, knowledge of the operation of each component, diagnosing problems in other devices to perform routine maintenance and repairs.Diagnose malfunctioning systems, using test equipment and hand tools, to locate the cause of a breakdown and correct the problem.Inspect mechanical systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with codes and standards.Identify and advise others on whether continued operation of equipment could be hazardous or cause system damage.Use a variety of tools and equipment including measuring devices, and testing equipment.Perform business management duties such as maintaining records and files, preparing reports and ordering supplies and equipment.Determining the kind of tools and equipment needed to perform work safely and completely.Oversees regularly scheduled testing and preventive maintenance of mechanical, HVAC, and instrumentation systems.This job description does not encompass all known and foreseeable responsibilities and tasks of the position. Duties will include any and all other directions of supervision that can safely be performed by the incumbent.May spend extended hours working inside and outside in all weather conditions, and in awkward body positions which can cause physical discomfort and strain. Perform strenuous labor and general maintenance activities. The Mechanical-HVAC Technician will be required to regularly lift up to 50 lbs., carry and adjust heavy objects. Foreseeably the position will encounter sharp, hot, and very cold supplies equipment, and parts. Must have the ability to safely climb ladders, work at elevation from ladders, scaffolding, lifts, roofs or platforms, and the ability to work in confined spaces and on roofs. While performing the essential functions of this job the employee is regularly required to stand, walk, use hands to finger, handle, or feel, reach with hands or arms, stoop, kneel, crouch, or crawl.Must be able to work different schedules. Must be able to work Holidays & weekends. Must be able to respond to after-hours site emergencies. Performs other duties as assigned.Desired experience and technical skillsRequired:High school diploma or state equivalent required, minimum of two years of related trade schooling or two years of college.Minimum 5 years experience in HVAC trade or related field or minimum 1 year experience in refrigeration trade or related field.Universal CFC cardMust be able to pass and hold a secret security clearanceExperience around controlled access facilitiesPreferred:Experience troubleshooting and repairing packaged roof top air handlers (RTUs). Experience working with building automation systems (i.e. Siemens, Johnson Controls, etc) for control of building HVAC systems.Water treatment experienceSkilled in use of tools and machinery required by the position.
