The Maintenance Technician completes assigned preventive maintenance and reactive maintenance repairs. 12 hour shift Rotating schedules 7am-7pm Benefit Information: ABM offers a comprehensive benefits package. Essential Functions Performs scheduled maintenance, safety inspections and repairs to varying types of equipment. Qualified to operate or assist in operating all heating and ventilating equipment, engines, motors, combustion engines, pumps, air compressors, air conditioning units, fans and siphons. Regularly performs routine maintenance duties such as overhauling or replacing defective valves, gaskets, or bearings. Responsible for lubricating moving parts, replacing filters, and removing soot and corrosion that can make a boiler less efficient. Diagnoses and repairs Electrical, HVAC and Plumbing equipment. Reads gauges, meters, and charts to track boiler operations. Monitors boiler water, chemicals, and fuel levels. Activates valves to change the amount of water, air, and fuel in boilers. Inspects equipment to ensure that it is operating efficiently. Checks safety devices routinely. Records data and keeps logs of operation, maintenance, and safety activity. Monitors, maintains and repairs equipment as needed, including: cooling towers, chillers, pumps, air compressors, boilers, heat exchangers, HVAC systems- split and package units and water cooled systems. Uses electrical and electronic test equipment to service, troubleshoot, repair, and monitor heating, cooling, and ventilation systems. Conducts chemical analysis on cooling water, boiler water, and makes needed adjustments to chemical feeds to maintain proper levels of disinfection and treatments against corrosion. Minimum Education and/or Experience Requirements High School graduate or GED 3+ years of relevant maintenance experience preferred. Minimum of a Class IV Stationary Engineer's License or the aptitude to complete the requirements within 6 months of hire. Knowledge of standard practices of the HVAC trade. Knowledge of applicable building codes, ordinances and regulations. Knowledge of health and safety regulations Knowledge of basic record keeping techniques.
