The Maintenance Supervisor is responsible for supervising maintenance technicians and contractor/vendors in the day-to-day maintenance operations of an assigned rental portfolio, with regards to work order procedures and processes. This role helps ensure that the overall physical aspects of the properties and the customer maintenance experience meet the Company's established standards and applicable laws. This position will devote a large amount of time driving to properties within the assigned region.Essential Job Duties and ResponsibilitiesSupervise team of maintenance technicians and vendors to ensure work order duties are performed to company standardsWork closely with a dispatch team to ensure team of maintenance technicians are appropriately scheduled for processing work orders in large geographic areasEnsure maintenance work performed is correctly tracked by technicians in appropriate systems of record in accordance with company administrative policiesReview and approve scopes of work and pricing for contracted repairs up to approval threshold and ensure appropriate approvals have been given before work is performedMeet with residents to resolve issues/escalations and ensure repairs are completed satisfactorilyAct as technical expert to guide maintenance technicians in completion of repairsProvide direct field support, as needed, to maintenance techniciansTrain technicians in administrative procedures, repair techniques, and company policiesLiaise with property staff to develop an effective, proactive team which works together to achieve property-level investment objectivesReport and monitor maintenance deficiencies and equipment failure trendsEnsure technicians utilize and adhere to preventive maintenance programs and processesAttend company-provided training for supervision and individual developmentComply with all Company National Practices, applicable health and safety rules and regulations, as well as applicable local, state, and federal lawsPerform other duties as assignedEducation and/or ExperienceHigh School diploma or equivalentMinimum 5 years of previous experience in property management maintenance, other rental property maintenance or related trade is requiredMinimum of 1 years' experience as a supervisorSkills/Specialized KnowledgeAdvanced knowledge and experience in at least four of the following: Carpentry; Plumbing; Electrical; HVAC; Appliance RepairAbility to read, write, understand, and communicate in EnglishAbility to use a personal computer and has working knowledge of Microsoft Word and Excel, as well as computer tracking systemsAbility to use general office equipment, such as telephone, fax machine, printer, copierExcellent customer service and interpersonal skills; ability to relate to othersIntermediate verbal and written communication skillsStrong organizational and time-management skillsAbility to perform basic mathematical functionsAbility to read and comprehend budgetsComprehension of federal fair housing laws and any applicable local housing provisionsAbility to multi-taskAbility to make quick and effective decisionsAbility to analyze and resolve problemsAbility to cope with and defuse situations involving angry or difficult peopleAbility to negotiate, influence and gain consensusAbility to successfully delegateAbility to manage a teamAbility to conduct interviewsAbility to trainAbility to set and meet goalsAbility to consistently meet deadlinesAbility to maintain flexibility and creativity in a variety of situationsAbility to maintain confidentialityAbility to drive an automobileRequired Licenses or CertificationsCurrent driver license and automobile insuranceMay require one or more of the following certifications: EPA Type I and II, CPO certification (pool)Other licenses and/or certifications as required by state lawOther RequirementsMust maintain professional appearance.
