Mixed use properties, especially those with retail, tend to need a higher touch point, more visible maintenance person, with strong communication skills, who understands how retail and office operations/systems work, and can ask the right questions to lead tenants to find solutions themselves.Shift: Tues-Saturday (7am-4pm) Slight changes to the schedule could happen depending on events. At Halcyon, our retail/office maintenance tech duties include:Working closely under the direction of Operations Manager / GM to maintain and repair building equipmentHaving a working knowledge of all the different types of MEP systems in each tenant space (office, retail, restaurant), understanding how each differs, and being able to clearly articulate how each system operates to vendors and tenantsResponding to tenant maintenance callsEducating tenants on:The different MEP systems within their space (mechanical, electrical, plumbing)What tenant responsibilities are according to individual leasesFinding solutions and providing vendor contacts, as neededEnsuring all vendors:Adhere and work within approved hours to create minimal disruptions to retail, office, and residential tenantsKeep work areas and common areas clean of debris and equipment minimizing liabilityHave proper signage and safety equipment set out to protect those within and around work areasTypes of vendors managed include:HVAC techniciansPlumbersElectriciansElevator techniciansFire alarm and fire sprinkler techniciansLandscapersGeneral contractorsSubcontractsGrease haulersWaste haulersSignage companiesFountain maintenanceHood cleanersFood and product deliveriesWindow cleanersInternet service providersSecurity companiesCCTV monitoring and repair companiesBMS control companiesUtility providersLocksmithsRoofersJanitorialPest controlAssisting with onsite events:Setup and tear down of marketing/tenant eventsVendor coordinationLoad-in/load-out logisticsElectrical needsAudio visual setup, testing, and troubleshootingProper storage of event equipment (tents, A/V, tables, chairs, props, stages, décor, etc.)Responding to emergency situationsCreating and following preventative maintenance checks and schedulesCompleting and managing projects and tasks assignedParticipating in ongoing technical, safety, and operational process training programsIdentifying and resolving potential safety hazardsMaintaining tools, parts, equipment, and supplies in clean and safe conditionsCandidate to be "self-starter" and always be on look out and report any damages, disrepair, or potential problems around the property.Candidate must be able to keep up-to-date and accurate records of daily activities.Experience in Preventative Maintenance a plusAbility to read blueprints and schematics a plus.Must have reliable transportation and work a minimum of 40 hours per week.Must speak fluent English
