Job Summary DescriptionSupport Lab Operations Lead Technicians with lab system maintenance and repairs. Assists in consumables management, restocking, lower-level troubleshooting and repair of critical system failures, limiting operational down-time, and re-establishing's services. General diverse knowledge of diverse lab systems for recognizing deficiencies. Understands and explains the impact of implementing changes to current systems and cross functional equipment operation.Job OverviewAssists with operational/consumable tasks for site specific teams, leads by example, fulfills the role of training technicians, and supports operational duties as the needs of the property and client require.Job Functions With direction from Lab Operations Management, the Lab Operations Consumables Technician executes maintenance actions and provides quality control for the following:Tracking logs and files, where appropriate, to include, but not limited to; lab consumables consumption/usage logs and other equipment or operation inspection logs specific to the propertyAssisting with consumables restocking and tracking of restocking order logsConducting and assisting with development of best practicesCoordinating with Lab Operations Lead Technician and Gas/Consumable Technicians to ensure quality services are completed on scheduleAssist in implementation of system specific Standard Operating Procedures (SOP)Assist in execution of Method of Procedure (MOP)Assist with critical system shutdown and start-upProvide prompt and courteous response to tenant requests within the guidelines set forth by JLLMaintain ethical, professional, and courteous relations with contractors and tenantsDemonstrate full competency in all current JLL and property emergency procedures including but not limited to:Assist with life safety system alarmsAdhere to all JLL and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations. Actively participate in required training activities and seminarsApply knowledge of how each of the components in the building systems relates operationally to one another and to adjust system(s) as neededIdentify potential causes for failure of a system(s) and prioritize repair processAbility to efficiently handle and coordinate multiple tasks and project assignmentsInteract with employees, visitors, and contractors with poise and diplomacyMaintain calm demeanor in emergency situationsExperience Requirements1+ years of experience as a Consumables Technician or equivalent technical tradeDemonstrated diplomatic supervisory skills and ability to influence othersWorked within lab and cleanroom environments (recommended)Experience working within high stress and demand environmentsWorked with vendors for work execution and quality controlJob/Skill RequirementsCollaborate with fellow team members during stocking/ordering of consumables, maintenance and troubleshooting processesPerform general repairs, maintenance and replacement of components within scope of work (SOW)but not limited toAbility to function mostly autonomousInterpret instructions in written, oral, and diagrammatic or schedule formPossess initiative to assume additional responsibilitiesCommunicate effectively both verbally and writtenRead and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devicesKnowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.) Understand correct usage of power tools, drill motors, saws, grinder, impact wrenches, etc. (pneumatic, electric or engine drive)Read and understand a variety of instructions, including equipment instruction manuals (including written, oral, or schedule forms)Understand correct usage and donning of all Personal Protective Equipment (PPE)Working EnvironmentIndoors - 80%Outdoors - 20%Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and holidaysWork overtime as business needs deem appropriateWilling to be on call in a rotational scheduleEmergency response to limit operational downtime
