This is a union position - International Union of Operating Engineers (IUOE Local 465) Location: Charleston, SC 29401Type of Employment: Full-time w/JLL + IUOE Local 465 benefitsSchedule: On-site, Monday-Friday 7:30 AM to 3:30 PM with a rotating on-call schedule for after-hour emergenciesReporting To: Chief EngineerAdditional Perks: company uniforms, cell phone, laptop, free training, etc.Compensation: $30.83 + (Health & Welfare = $6.50) + (Pension = $3.75) Total wage = $41.08 an hour What this job involves:Leads and performs all duties of engineers and be qualified to plan, schedule, coordinate, and follow-up on assigned tasks associated with preventative maintenance, repairs, tours, service calls, and emergency conditions in multiple facilities. Provide direct leadership to Stationary Engineers and General Maintenance workers.What your day-to-day will look like:Supervise the technical operations and maintenance of a building, supervise technical staff, and provide support to other buildings and supervisors as required.Provides direction and support to maintenance technicians within the facility or portfolio (including performance management, coaching, and developmentCommunicates regularly with JLL Chief Engineer & Deputy Project Manager and attends scheduled staff meetings/callsAct as an interface with client and assist Chief Engineer & Deputy Project Manager with tactical planning for the facilities team's goals and objectivesProvide direction/information to vendors, facilities staff and service providers as required ensuring excellent coordination/execution of work within client environment with minimal disruption, as neededImplements and schedules preventative maintenance standards that are in compliance with JLL and Client guidelineManages and schedules all projects and reviews for accuracy and quality of work performed by technicians and vendorsCoordinates the scheduling, maintenance, and monitoring of HVAC, water, electric, and other systems to ensure efficient operation with the Client System OwnerMaintains a critical parts inventory and monitors it throughout the yearAssist with researching, analyzing and reporting budget variances. Work with team members to identify and respond to any financial or budgeting related issuesAny and all other duties and tasks assigned.Physical Work Requirements & ConditionsMust be available for Call-in work and perform other duties as required.Ability to lift up to 50 lbs.Comfort using ladders up to 30 feet tallAbility to frequently climb, bend, kneel, lift and/or driveRequired Experience, Skills, and Abilities:High School diploma or GED equivalent; trade school education, union training, military service is desirableLocal 465 union member or interest in obtaining membershipSix (6)+ years of relevant work experience, preventive & corrective maintenance of commercial &/or industrial buildings/equipmentNeed a strong expertise with MEP especially commercial HVACFive (5)+ years of recent leadership experienceEPA Section 608 Universal certificationMust possess or be able to obtain required NATE HVAC certification (or within 90 days of employment) Located in Charleston, SC metro area (relocation assistance is not available for this role)Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)Strong Customer Service & Interpersonal skillsExperience using Microsoft Office (Word, Outlook, Excel, Teams)Due to federal government regulations pertaining to secured areas on-site, candidates applying for the position must be able to provide proof of US Citizenship.
