Maintenance TechnicianAtlanta, GA$65-75K 6:30a to 3p or 8a to 5p The Maintenance Technician is responsible for performing a wide range of building maintenance and repair tasks to ensure the proper functioning and upkeep of facilities. This role requires versatility in handling various aspects of building maintenance, including interior repairs, lighting systems, plumbing, and equipment maintenance.Job ResponsibilitiesKEY RESPONSIBILITIES:Perform routine preventive maintenance on buildings, equipment, and systemsDiagnose and repair mechanical, electrical, and plumbing issuesRespond promptly to maintenance requests and emergency situationsConduct regular inspections of premises and equipmentPerform general carpentry, painting, and minor construction tasksHang pictures, install keyboard trays, repair office furniture systems, etc.Painting, locksmith work, tenant services requests, etc., and general maintenance.Assist with HVAC systems maintenance and repairsMove office furniture, machinery, equipment, and other materials, as requestedPerform assigned facility inspections and due diligence efforts; report on as-found conditionsEnsure compliance with safety regulations and building codesManage inventory of maintenance supplies and toolsMaintain accurate records of maintenance activities and repairsCollaborate with other departments to coordinate maintenance schedulesResponds to temperature complaintsRecognize danger and safety hazards; propose methods to eliminate themRecord equipment readings, setting, and status changes and noteworthy operational occurrences in appropriate log books PREVENTIVE MAINTENANCE:Completing the preventive maintenance tasksReturning tools to workshop and unused supplies to the store roomReporting any impending supply or materials shortages to the Lead EngineerGENERAL MAINTENANCE:Painting and sweeping of mechanical and equipment roomsMaintaining lighting in mechanical rooms, equipment rooms, elevators, and service and public areasMaintaining order in tool room and workshopRecording electrical and water meter readings. Writing, managing, executing, and/or supervising any client required Change RequestsEnsuring Exceptional ServiceSafetyAdhere to JLL safety standards.Be able to write and follow Job Hazard AssessmentsComply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplacePerform periodic checks of tool and instrument inventoryMonitor the quality and pricing of maintenance work performed by outside contractorsWork safely and follow all established plant safety policies and proceduresCommunicate appropriately with all site management employeesQualificationsHigh school diploma or GED equivalentCompletion of an applicable technical training program, desirableMinimum of 3 years of applicable working experience in general building repair and maintenanceStrong knowledge of building systems, including electrical, plumbing, and HVACProficiency in using various hand and power toolsStrong customer service skillsPhysical Work Abilities and RequirementsThis position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:Lifting a maximum of 50 lbs.Using ladders up to 30 ft and working from heights.Climbing a ladder while carrying a tool bag weighing approximately 20 lbs.Preferred QualificationsAssociate's degree in facilities management or related fieldCertifications in specific trade areas (e.g., HVAC, electrical)Experience with building automation systemsKnowledge of energy conservation practicesTrade school education, union training, military service or college is desirableExperience using Microsoft Office (Word, Outlook, Excel, Teams)#BEjobs #HVACjobs #Ejobs #FMjobs #MMjobs #MHVACjobs #OEjobs #PMjobs #PCjobs #GMjobs #Pjobs #ProjMjobs
