Project Manager - Parking

Compensation: $68,640.00 - $72,800.00 annual salary (US Dollars) The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant's education, experience, skills, abilities, geographic location, and alignment with market data. Will oversee three parking locations.• Awareness of the parking customers at each location to ensure all needs are being met including hours of operation, security and staffing. • Plan, coordinate and work special events as needed to ensure revenue is maximized.• Complete understanding and operation of automated parking equipment, coordinating maintenance repairs as needed and communicating all useful information to client.• Rate change recommendations and negotiation abilities for special parking arrangements helpful.• Management of all assigned location employees. This includes training, coaching, counseling/disciplining and terminating employees. Provide appropriate direction and supervision for assigned locations. Scheduling and payroll for all employees in accordance with the budget. Conduct annual performance reviews for hourly employees.• Auditing of books and reports. Prepare budgets and keep expenses within guidelines. Ensure all payables are handled properly and in a timely manner, which may include collection of delinquent accounts• Responsible for revenue control. Complete Monthly Reports and present results to clients on a regular basis and at the monthly financial reporting meeting. • Conduct cash audits and ensure ticket controls are in place.• Handling of insurance claims for auto damages from incident to completion of claim.• Market the location to achieve maximum utilization, as well as the surrounding areas for new business.• Travel between locations as needed. Performs other duties as assigned or requested. KNOWLEDGE, SKILLS & ABILITIES • Proven ability to do Monthly Budget vs Actual Variance Reports.• Be able to do parking analysis reports. • Be able to do Lease vs Actual analysis report.• Provide customer service & interact with tenants & Management staff in a professional manner• Knowledge of MS Office including, word, outlook, excel and powerpoint.• Proficient on the parking access control systems is preferred.• Initiative, high energy, strong sense of urgency, and the ability to handle different tasks simultaneously. • Good communication skills both written and verbal.• Solid organizational and problem solving skills. • Proven ability to work well with a various level of staff and management.   #200 About Us ABM (NYSE: ABM) is one of the world's largest providers of facility services and solutions.
