Responsible for project management for D2 Industrial out of our Vallejo office. Coordinate schedules and services, manage budgets, and ensure all work is performed skillfully, efficiently and within the timeline and as per the estimate.Duties and Responsibilities: PROJECT MANAGEMENT:Supervision and leadership over the Superintendent(s), or other direct report(s)Contract AdministrationCoordinate with Estimating to ensure hand-off from estimating to productionOversee pre-job planning; ensure a consistent Plan of the Day (POD)Coordinate with Superintendent(s) to manage project schedules including all manpower needsDevelop job set up, budgets, and submittalsPurchase order job related materials, equipment, or servicesReview risk assessment, safety requirements, and installation proceduresManage materials, equipment, and manpowerPlan, coordinate, and direct multiple projectsCoordinate and manage all phases of construction process from conceptual to close-outCommunicate with General Contractor's, owners, vendors, and tradesWork with Superintendent(s) on daily production reports and tracking production goalsPROJECT ACCOUNTING AND DOCUMENTATION:Respond to or create Request for Information (RFIs)Change management: execute Change Orders (Cos), contract modifications, PCO's, etc.Generate monthly billing, WIP and work off schedule in a timely mannerReview weekly job progress for percentage to completeReview and maintain schedule of values and cost at completion, etc.Review invoices for proper pricing and cost codesOversee delivery of materials, tools, and equipmentCommunicate QA/QC needs with Corporate QA/QC ManagerOversee Quality Assurance and Quality Control measuresUpdate electronic files and ensure proper information is entered into ViewpointReview and approve weekly Rumbix & timecards for proper cost codesReview and approve accounts Payable invoices in viewpointSAFETY:Communicate needs with Corporate Safety Manager, Regional Safety, and Superintendent(s)Ensure Pre-Job/Safety Kick-Off is completed on each assigned projectEnsure a safe and healthy work environmentEstablish and communicate job specific safety protocols and material submittalsSolicit regular safety related feedback from job sites via Superintendent(s)Enforce company and site-specific safety policiesLEADERSHIP:Demonstrate and promote company core ideology, mission, vision, and valuesMentor and develop direct reports via delegation and on-the-job trainingESTIMATING OF SMALL PROJECTS WHEN NECESSARYGenerate new job leads through networking with new construction general contractorsAnalyze and evaluate project plans, specifications, scope, difficulty, and any other requirements necessary to prepare a job cost estimate and assemble bid packagesPrepare conceptual estimates and/or budgetsPerform accurate quantity take-offs and unit pricing using established company production ratesWhen quantity survey is complete; establish profit & overhead for project when requestedUse the Request for Information (RFI) process when information is lacking (document appropriately)Identify and report any observed inaccuracies or omissions in plans and specificationsMaintain in the job file, all correspondence records and notes for the project being bid (log all bid documents)Review and analyze quotes to assure they meet the standards and specifications for the projectUtilize FDT Estimating templates with proficiency to (a) extract production rates, (b) input quantity and costs according to phases of work requiredSecure vendor pricing and select vendors and subcontractors by their cost effectiveness for each projectCoordinate with vendors and subcontractors to completely cover scope in the most cost-effective wayImmediately respond to any vendor or subcontractor questions;
