We are seeking a Property Manager (PM) to join our team on an exciting, Class A luxury multifamily lease-up opportunity in Fulton Market! This is a new development in the hottest neighborhood in Chicago, opened spring 2024! The Property Manager (PM) oversees all facets of the property's operations to achieve occupancy and revenue goals. These goals are achieved by facilitating the optimum performance of the community's properties in areas such as personnel management, budget development & execution, property marketing, leasing, collections, resident services, maintenance, revenue enhancement, expense management, vendor compliance, capital improvements, information reporting and compliance with all client policies, applicable laws, and ordinances including Fair Housing and Equal Employment laws. In addition, the PM will be actively involved with creating and implementing the multifamily policies and procedures for this new property.The PM ensures the Property is maintained in a manner consistent with established standards and objectives, and ensures client service standards are deployed to each of our three (3) customers: our residents, our clients, and our fellow associates.If you have Lease-up experience with a Class A luxury multi-family property in downtown Chicago, we'd love for you to apply.ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:Lead, schedule, coordinate, and supervise all associates at the property. Supervise day to day operations of all onsite associates, ensuring that client policies and procedures are being followedResponsible for interviewing, training, developing, mentoring, leading, coaching and managing a high-performing, cohesive team, including leasing, customer service, maintenance and management personnel to maximize engagement and minimize turnover in accordance with company policy and procedure. Ensure adequate/appropriate staffingPartner with Vice President, Regional Operations to prepare, implement, and meet the annual operating and capital budgets/forecasts for the propertyOversee all operations including lease administration, budgeting, forecasting, reporting, collections, rental rates, evictions, vacancy, marketing, lease renewals, maintenance, vendor relationships, inspections, safety programs, service contracts, expense control, audits, etc.Oversee the development of marketing programs and implementation designed to drive traffic and revenue at the propertyPromote client satisfaction through accurate and timely reporting and on-going communication about the performance of the community. Respond with urgency and accuracy to client/owner concerns, questions, issues, and requestsEnsure all associates provide superior customer service and communication to our residents and prospects in accordance with client's established service standards to enhance customer satisfaction and increase retention, revenue, reputation and profitabilityComplete required reports including weekly, monthly, quarterly leasing, variance, capital reporting, and any other reports as determined by the clientOversee accounts receivable ensuring rents and all other applicable fees are billed and collected. Ensure that collection and demand notices are generated, delivered, and posted as required by local laws. Oversee eviction processMonitor resident selection criteria in accordance with federal and state regulations. Adhere to all local and state laws, including all laws governing Fair Housing. Ensure compliance with all applicable ADA (Americans with Disabilities Act), and Section 504 (FHAA) regulationsComply with company policies and procedures, including standards of performance (SOP)Instill, maintain and model client mission to be the best national management companyEDUCATION:High school diploma or equivalent required, Bachelor's degree preferredEXPERIENCE:Three years of onsite residential property management experienceExperience in supervisory role and managing staffFinancial acumen/experience writing and maintaining budgets; general understanding of accounting principlesProficient in property management software (Yardi, RealPage) or other similar property management softwareSKILLS AND ABILITY:Excellent customer service skills while maintaining the highest standards of professionalismStrong grasp of modern technology and the ability to utilize same in day to day job activitiesComputer literate, including Microsoft Office Suite and internet navigation skillsGeneral office, bookkeeping and sales skillsExcellent oral and written communication skills; strong attention to detailWork independently and within a team to build relationships and interact effectively with business partnersA desire to work within a diverse, collaborative, and driven professional environmentPositive, professional attitudeProactive and take initiativeMaintain confidentiality and utilize judgmentOTHER:Regular attendance is essential to the successful performance of this positionDue to the cyclical nature of the industry, associates may be required to work varying schedules to reflect the business needs.
