Our dedication has also earned us a spot among the Top 5 Real Estate Companies in Raleigh by U.S. News & World Report.We are passionate about delivering exceptional service, building a culture of excellence, and showcasing the finest properties in Raleigh and beyond.Position Summary:The Listing Marketing Manager is the project manager behind all marketing initiatives at The Coley Group with an emphasis on listings "” ensuring critical deadlines are met and cross-functional alignment is achieved across the Creative Director, Social Media Manager, Marketing Specialist, Marketing Strategist, Marketing Interns, Listing Manager, Leadership Team, Inside Sales Department, and Agents. This role reports directly to the Operations Director to ensure brand and business objectives are executed with excellence.You'll own the process of bringing marketing campaigns to life "” from concept to execution "” while ensuring brand consistency, creative excellence, and team accountability. This role requires someone who thrives in a fast-paced environment, is exceptionally organized, and communicates clearly with multiple stakeholders.Key Responsibilities:Collaborate with agents and builders to determine buyer personas for our homes and neighborhoods.Help prepare and position properties for the market through strategic planning and execution.Provide guidance on a variety of marketing materials, including flyers, brochures, email campaigns, displays, proposals, and listing pages.Customize marketing materials to align with client and property-specific needs.Support agents and leadership team in preparing for presentations and client meetings.Manage online property listings across various platforms, ensuring accuracy and optimization.Oversee professional photography, videography, and virtual tours for listed properties.Develop and manage listing-focused email campaigns, including performance tracking and optimization.Create and implement tailored marketing strategies per property and make real-time updates as needed.Project manage all marketing initiatives and deliverables, coordinating across internal stakeholders to ensure timelines are met and assets are executed with precision.Collaborate with all professional staff, agents, and leadership to execute cohesive campaigns across digital, print, and experiential channels.Ensure marketing reflects The Coley Group's ethos of Aspiration to Excellence, elevating the client experience and brand presence.Help manage content for "The Best of Raleigh" podcast and digital portal, connecting our brand with the broader community.Maintain alignment between marketing, sales, and operations teams to enable a seamless workflow.Coordinate with external vendors (printers, photographers, designers, etc.) to keep projects on track and within budget.Qualifications & Experience:Bachelor's degree in Marketing, Communications, Business, or a related field.2-4 years of relevant experience in marketing and project management "” preferably in real estate, luxury services, or a fast-paced agency setting.Proven ability to manage multiple concurrent projects with sharp attention to deadlines and detail.Excellent communication skills "” both verbal and written "” with a natural ability to collaborate across teams.Strong working knowledge of Adobe Creative Suite (especially InDesign), Canva, and video editing tools.Familiarity with real estate CRMs (e.g., Compass CRM or Follow Up Boss) and email marketing platforms like Constant Contact or Mailchimp.Experience with social media scheduling tools (e.g., Later, Sprout Social, Hootsuite).Highly organized and deadline-driven with a passion for storytelling, branding, and community-focused marketing.A love for Raleigh and a desire to help others see and experience the best of it.What Showing Raleigh's Best Means for This Role:Aspiration to Excellence: You raise the bar in every task "” from campaign execution to team collaboration.Cultural Identity: You embody the brand in every interaction, presentation, and detail.Team Commitment: You empower others by ensuring they have the tools, support, and clarity to do their best work.Compensation is based on skills and experience.
