The Financial Analyst will be responsible for developing, maintaining, and analyzing complex financial models to evaluate investment performance, operational efficiencies, and market trends. This role requires proficiency in financial modeling, valuation analysis, and performance reporting to support strategic decision-making within the organization. Reports to Vice President of Finance & Accounting.ResponsibilitiesDevelop, modify, and maintain complex financial analyses, including cash flow projections and valuation models using Argus and Excel.Build and update financial models to assess operating performance relative to investment goals and objectives.Conduct internal rate of return (IRR) and net present value (NPV) analysis to support investment decision-making.Perform financial variance analysis and report key performance metrics relative to budget expectations.Analyze joint venture structures and distribution waterfalls to assess partnership returns and capital allocation.Assist with debt procurement and closings, including analyzing term sheets, reviewing settlement statements, and assembling necessary financing requests and closing documents.Monitor and analyze portfolio and asset-level financial performance, including property financials, variance reports, and projections to ensure alignment with business objectives.Maintain accuracy and integrity of Argus and Excel models by incorporating leasing updates, tenant changes, capital activity, and evolving market assumptions.Provide financial and analytical support, including lease analysis, capital payback analysis, market trend tracking, and expense recovery assessments.QualificationsBachelor's degree in Finance, Economics, Real Estate, or a related field with a strong academic record.Minimum of 3-5 years of direct experience in real estate financial analysis, valuation, or investment modeling (preferred).Advanced proficiency in Argus Enterprise and Excel-based financial modeling.Strong understanding of real estate investment principles, including discounted cash flow analysis, NPV, IRR, cap rates, ROI, lease comparisons, financial reporting, valuation modeling (Argus or Excel), and portfolio management.Experience with MRI Investment Accounting is a plus.Exceptional analytical and problem-solving skills with the ability to interpret complex financial data.Strong organizational and multitasking skills, with attention to detail and accuracy.Excellent verbal and written communication skills, with the ability to present financial insights effectively.
