POSITION PURPOSEAn HBW Property Manager is responsible for managing the daily operations of assigned HBW Service Division commercial properties including lease administration, financial management, preventative maintenance, and repair services. These properties are a mix of retail and offices located in Maryland. The Property Manager develops and maintains strong client/tenant relationships by exhibiting excellent customer service with a focus on productivity and results. The Property Manager handles emergency calls during lunch, evenings, and weekends.PRINCIPAL DUTIES AND AREAS OF RESPONSIBILITIESDemonstrates a positive, professional, and client-oriented attitude while constantly striving for improvements in processes to better meet the owners and tenants needs.Ensures on-site activities fully meet or exceed HBW standards and contractual requirements including directing the day-to-day activities of loss prevention, risk management, safety/security, maintenance, landscaping, and snow removal.Develops operating income/expense and capital budgets that reflect the owners objectives for operating the property, cash flow requirements and leasing strategy. Administers leases for each property, including reviewing all tenant billings, preparation of vacancy reports, enforcing tenant compliance, performing owner obligations, collecting delinquent accounts and ensuring the accounting department has accurate rent roll and accounts receivable information. Identifies leasing prospects when possible.Maintains complete and accurate property files and records including inspections, leases, complaints, insurance costs, etc.Forecasts and manages replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, add-ons, etc. and oversees routine building repairs and maintenance. Develops a network of reputable building services vendors including those with 24-hour emergency capabilities. Schedules and supervises HBW Services staff as appropriate. Manages tenant/owner relations, identifies potential issues/problems in early stages, handles errors and delays, and responds to crises. QUALIFICATIONS Knowledge, Skills and AbilitiesThree (3) years of experience as a Property Manager.High school diploma or equivalent required, college degree preferred.Knowledge of construction industry standards, building codes, equipment, methods, and contracts.Demonstrated business acumen with strong presentation, communication (verbal and written), problem solving, financial and leadership skills. Ability to handle multiple tasks and projects concurrently and work under pressure to meet required deadlines. Independent self-starter and good listener who can discern required steps to achieve goals without specific task direction.Ability to maintain composure, professionalism and objectivity in difficult situations and effectively resolve conflicts. Proficient in Microsoft Office Suite and Timberline or other accounting software. Must have a vehicle to use for work and a valid drivers license. Physical QualificationsMust be able to travel to properties up to 50% of the time.Must be able to climb stairs and ladders.Must be able to walk property sites. Must be able to lift 50 lbs.Ability to effectively verbally communicate and receive direction.Frequently required to walk, sit, and use hands.This position description will be reviewed periodically as duties and responsibilities change with business necessity.
