Firm DescriptionWildflower Ltd LLC is a New York City-based developer of flagship industrial facilities, including last mile logistics warehouses, self-storage establishments and film studios in the New York City market. Wildflower's entrepreneurial approach, proprietary industry relationships, in-depth market knowledge and development expertise provide it with a unique ability to acquire and develop leading institutional-quality facilities.The candidate will be the ninth member of our team and must be comfortable in an entrepreneurial environment in a small and rapidly growing company. This person shall be a self-starter, have a willingness to participate in all aspects of Wildflower's business and be accustomed to a fast-paced dynamic environment.Role and Responsibilities: Wildflower is seeking an exceptional candidate to support the Partner team on delivering overall strategies. The VP of Development is tasked with managing broad aspects of the development process from the acquisitions phase to stabilization of the completed asset for a variety of projects, ranging from the renovation of existing structures to major ground up developments.Pre-Construction:Establish scope and scheduling objectivesAssemble project teamReview programming and space planningDesign coordination - conceptual through certificate of occupancyAssist in development of a comprehensive project budget and scheduleIdentify long lead items which may affect project scheduleReview of documents (e.g. contracts, vendor agreements, etc.)Evaluate approved preliminary design and its impact on budget and / or scheduleProvide value-engineering suggestions as required, to maintain project budgetReview final architectural and engineering drawingsMonitor receipt of required permits and approvalsCompile comprehensive list of potential contractors and / or subcontractors and coordinate competitive bidding processPrepare RFPs and bid packages for various scopes of work including general construction, specialty equipment, signage and other specialty itemsReview, evaluate and approve contractor and vendor proposals, including identification of inclusions, exclusions, general conditions and alternatesCoordinate with the design team to ensure compliance with project budget and scheduleCoordinate and lead project team meetingsConstruction:Monitor contractor performance for quality assurance and adherence to contractual obligationsContinually track expenditures and job progress for conformance to budget and scheduleProvide Wildflower with a cash flow projection for all related expendituresCoordinate with information technology vendors / representatives to insure proper execution of scope within construction scheduleServe as central point of contact between contractors, consultants, lenders, capital partners and WildflowerIssue status reports to Wildflower identifying the progress of each phase and any issues affecting the ProjectReview and approve all payment applications and change orders, including documentation of any time and material workProject budget updatesWork to resolve design or field condition problems or disputes in a practical, constructive mannerConduct project meetings and document proceedingsCoordinate reporting requirements with ownership throughout the ProjectCoordinate monthly draw requests and back up with lender(s) and accounting and construction team throughout the ProjectPost-Construction:Assist in the development and monitoring of the punch-listPrepare a "turnover package" with contractor(s) including warranty information, as-built drawings, equipment manuals and service contractsAssist in "turning over" the improved facilities to Wildflower personnelFinalize close-out of all contractsMonitor maintenance agreement and handle adhoc maintenance related itemsHighly Preferred Technical Experience:Complete integrity, superb communication, good cheer, desire to learn the development business, and execution/completion mindsetBachelor's degree in Architecture, Engineering, Construction Management, or Business Administration7 years of experience minimumFamiliarity with local specifications and supplements to each with reading blueprints, plans and building codeProficiency in planning, scheduling, and production, in Microsoft Project or equivalent software and in Microsoft Office suite of software (Outlook/Word/Excel), and can learn estimating softwareHigh degree of professionalism, attention to detail and strong work ethicStrong organizational, follow-through and communication skillsMust be dependable, proactive and promptMulti-tasker with ability to stay focused on big picture while addressing daily issuesLocation: The position will be based out of the Manhattan office, with frequent travel within the five boroughs.Start Date: ImmediateCompensation: CompetitiveContact:Michael Bowden, Partner / Director of Development: Mike@Taylor Mahoney, VP / Construction: Taylor@
