Assistant Property ManagerDirect Hire; $70K plus 10% bonusHouston, TX 77027This position is accountable for supporting the General Manager for the overall management, direction, and coordination of all center operations. The position ensures corporate operations objectives are met or exceeded in order to protect and improve the asset value and increase NOI to ultimately improve the profitability of the shopping center and subsequently the investors.QUALIFICATIONS:A.A., B.A. or B.S. degree or equivalent preferred.5+ years related field experience in commercial real estate, retail real estate preferred.Texas Real Estate LicenseExperience with MRI, Yardi, and/or AvidExchange preferred.Excellent communication skills- verbal and written.Strong analytical and technical skills.Results-oriented and high energy.Highest level of personal integrity.Ability to multi-task in a fast-paced environment.Ability to prioritize work and meet deadlines.Ability to work a varied and rotating schedule.Ability to cope with shifting priorities, difficult situations, and deadlines.Thorough knowledge of the operations of a shopping center including the day-to-day operation of maintenance and housekeeping functions.Ability to assist in budget preparation and analyze budget components for conformance to budgetary guidelines.Ability to communicate effectively with tenants, vendors, employees, and managers regarding portfolio operations or personnel issues to ensure the smooth operation of the portfolio.ESSENTIAL FUNCTIONS:Ability to travel locally to properties within the portfolio as needed.Ability to do onsite property inspections as neededWalking and standing indoors/outdoors as needed.Detail oriented, with the ability to handle multiple projects simultaneously.JOB RESPONSIBILITIES:Primary responsibility to support the General Manager with the operational activities of the center, including the day-to-day activities of maintenance and repair, risk management, development, implementation of operational standards and specifications, tenant coordination/construction, service contracts of the shopping center:Supervise compliance with on-site personnel and contracted services.Monitor crime statistics.Ensure compliance with operation's procedures and applicable government regulations. Notify Property Manager if corrective action is required.Enforce contract compliance with outside vendors and contractors.Oversees the execution of approved projects in a timely manner - ensure scope accuracy and compliance.Inspect the properties on a regular basis and note and implement corrections as needed pursuant to established policies and procedures.Oversee the condition and maintenance programs of key systems, HVAC equipment, vertical transportation, electrical equipment, roofing, plumbing, irrigation, parking areas, etc.Be familiar with appropriate maintenance standards and procedures to monitor and implement effective cleaning and maintenance of the facility(food courts, restrooms, flooring, sidewalks, entry access, etc).Oversee Janitorial, Maintenance, and Security to ensure tenant contentment.Support the General Manager with financial responsibility:Assist with budget preparation, monitoring variances and re-forecasting with the goal of improving net income beyond approved budget.Assist in collecting all billed rents in full and on time or determining and overseeing account corrections as may be required to accurately track Accounts Receivable.Ensure effective cost control and profitability for portfolio. Identify problem areas and proactively improve performance.Prepare scope of service and obtain bids for contracted services and major non- recurring expenses to ensure cost effectiveness.Code and process invoices through AvidExchange.Support the General Manager by promoting positive relationships:Maintain communications with tenants to improve cooperation and performance.Promote effective business relationships with vendors and contractors to ensure optimum service and value.Help develop and implement policies and procedures to convey a positive image to the public and local communities.Track and update Certificate of Insurance for tenants, vendors, and contractors.Assist General Manager to ensure effective lease administration:Be familiar with and understand lease requirements pertaining operating requirements, hours of operation, use clause, rent structures, NNN computations, sales reporting, overage rent calculations, exclusives, etc.Establish and maintain appropriate databases to facilitate accurate and timely tracking of lease obligations.Assist in preparation of periodic reports as required in a timely, professional manner.Evaluate property needs and recommend improvements as required.Support the General Manager with Tenant Construction/Capital Improvement Coordination:Coordinate pre-construction meetings.Bid out Landlord work in connection with lease negotiations or capital repairs.Work with leasing to support lease negotiations, including but not limited to onsite survey of as-is conditions of space, LOD, etc.Monitor on-site tenant construction for compliance with approved plans. Work proactively with others to prevent revenue loss.Develop and maintain a working knowledge of other corporate departments. Provide interface and cohesiveness with the other departments that impact portfolio property management.Other duties as assigned
