Acquisitions Analyst

POSITION OVERVIEWPrecision Investments is seeking an Acquisitions Analyst to underwrite potential acquisition targets, narrow down opportunities, and present the best options with a recommended business plan to the partners of the company. This role will also perform various analyses for submission to both investors and lenders. This role offers an exciting opportunity to underwrite over 100 deals in the first year while getting to know the major players in the local commercial real estate industry and gaining hands-on experience in commercial real estate investing. After the second year, this role is eligible for promotion to Senior Analyst.The ideal candidate will possess strong analytical and technical skills, a solid foundation in commercial real estate, exceptional attention to detail, and excellent organizational abilities. They should be sharp, thorough, self-motivated, and capable of working independently for extended periods. Additionally, the candidate should be coachable, proactive, and eager to take initiative in their role.RESPONSIBILITIESCreating proformas for acquisition feasibility and profitabilityNarrowing down acquisition targets based on findingsRecommending business plans based on lease-up, rollover, mark-to-market, and overall risk exposureMaintaining current supporting information for debt and proposed financingPreparing investment memos and investor packages for new dealsWorking on deal-related due diligence, including identifying CapEx requirements specific to the acquisitionPerforming deal-related analyses to increase Precision Investments' knowledge of surrounding markets and comparing market data to that gathered by the Deal TeamPerforming detailed analyses of submarkets in which Precision Investments operates, including knowledge ***** Rental Comparables, Land Sale Comparables, Competitor Analysis, Acquisition Opportunities, and City and Property-Related Due DiligenceReforecasting investor equity multiples and IRRs on owned properties quarterlyOverseeing construction and maintenance of future database of properties within Precision Investments' acquisition criteriaQUALIFICATIONS1-3 years of financial analysis and modeling experienceFundamental knowledge of commercial real estateStrong analytical and technical skillsAdvanced knowledge of ExcelCOMPANY OVERVIEWPrecision Investments is a fast-growing commercial real estate investment firm passionate about the acquisition and value enhancement of shopping centers in Texas.
