Job ***** Director of Property MaintenanceMUST BE LICENSED PLUMBER IN THE STATE OF IL. ***** Greater Bloomington, IL Area (Managing 6 Manufactured Housing Communities)Job **Oak Wood Property Management is seeking an experienced and licensed Director of Property Maintenance to oversee the maintenance operations for six manufactured housing communities in the Bloomington, IL area. This role will be responsible for managing all maintenance staff, coordinating repair and improvement projects, and ensuring that all properties are maintained to the highest standards. The ideal candidate is a skilled leader with extensive experience in property maintenance, project management, and plumbing.Key *Team Leadership & *Oversee and manage all maintenance staff across the six communities.Provide training, guidance, and support to ensure efficient and high-quality work.Develop and implement maintenance schedules and best practices.Property Maintenance & *Ensure all routine, preventive, and emergency maintenance is completed promptly.Perform and oversee plumbing repairs, ensuring compliance with local codes and regulations.Coordinate with vendors and contractors for specialized repairs and renovations.Inspect properties regularly to identify maintenance needs and address issues proactively.Project *Plan, budget, and oversee capital improvement projects, renovations, and infrastructure upgrades.Ensure projects are completed on time, within budget, and meet quality standards.Work closely with property managers to prioritize maintenance tasks and resident service requests.Compliance & *Ensure all properties comply with local building codes, health, and safety regulations.Maintain proper documentation of maintenance work, inspections, and repairs.Implement and enforce OSHA safety protocols and training programs for maintenance staff.*Licensed plumber (Required).5+ years of experience in property maintenance, facilities management, or a related field.Experience managing a team of maintenance professionals across multiple properties.Strong knowledge of HVAC, electrical, plumbing, and general construction.Excellent project management and organizational skills.Ability to troubleshoot complex maintenance issues and provide cost-effective solutions.Proficiency in maintenance tracking software and Microsoft Office Suite.Valid driver's license and reliable transportation for site visits.Benefits & **Competitive salary based on experience.Performance-based bonuses.Health insurance.Opportunities for career growth within Oak Wood Property Management.If you are a skilled maintenance professional with leadership experience and a passion for property management, we encourage you to apply!
