Macdonald & Company is pleased to be exclusively retained by a well-regarded real estate private equity firm focused on acquiring and developing industrial assets across the U.S. to identify and appoint a Vice President of Asset Management for their Fort Worth office.Opportunity:The company is seeking a dynamic and results-driven Vice President of Asset Management to oversee a portfolio of industrial assets. This leadership role is responsible for driving leasing transactions, maximizing asset value, and ensuring best-in-class property operations. The ideal candidate will be a strategic thinker with strong negotiation skills and a passion for building lasting tenant relationshipsReporting to the Senior Vice President of Asset and Portfolio Management, this position will work closely with senior leadership, including the President and CEO, while collaborating with internal teams across property management, construction, finance, and legal.This is a unique opportunity to join a highly respected firm with a culture built on ethics, collaboration, and excellence.Key Responsibilities:Portfolio Management:Oversee a portfolio of industrial assets across Phoenix and Texas.Develop and implement strategic asset plans to drive property performance and value.Monitor market trends and adjust strategies to optimize portfolio success.Execute business plans, including leasing, CapEx projects, tenant improvements, and dispositions.Leasing & Tenant Relations:Lead lease negotiations with prospective and existing tenants to secure favorable terms. Review Net Effective Rent (NER) calculations, ensuring accuracy and alignment with budget projections. If discrepancies arise, prepare variance analyses with detailed explanations.Create and maintain strong tenant relationships, understanding their business strategies and space needs.Collaborate with brokerage teams to ensure successful marketing and leasing execution. This includes creating brochures and maintaining property websites.Financial & Asset Performance:Partner with financial analysts to develop financial models assessing property performance.Oversee annual budgets, quarterly forecasts, and financial reporting, providing variance explanations.Review all loan draws and confirm monthly (or quarterly) DSCR and Debt Yield calculationsAcquisitions & Dispositions:Lead asset disposition efforts, including IC approval, buyer selection, PSA negotiations, and transaction execution.Assist in property acquisitions, participate in tenant interviews for major tenants during due diligence, verifying due diligence reports and reviewing Market Leasing Assumptions (MLAs).Market Expertise & Compliance:Act as a market expert, tracking economic trends, rental rates, and competitive assets.Attend industry events in their respective marketProvide key insights to internal teams, including Acquisitions, Development, Dispositions, Capital Partners, and ValuationsQualifications & Skills:10+ years of asset management experience, preferably in industrial real estate.Bachelors Degree required, MBA Preferred.Strong background in leasing, financial analysis, and asset repositioning.Expertise in negotiation, budgeting, and capital planning.Ability to collaborate across departments and build strong tenant relationships.Highly analytical with excellent communication and leadership skills.Proficiency in financial modeling and lease structuring.
