COMPANY DESCRIPTION:Olympus Ventures LLC ("Olympus") is a private investment company that oversees a diverse commercial real estate portfolio consisting of core, core-plus, value add and development industrial, office, healthcare, multifamily, and mixed-use assets. Properties are owned directly or through joint venture co-investments with qualified operating partners and are geographically dispersed nationally in primary and secondary markets.POSITION SUMMARY:This full-time position is responsible for maximizing net operating income (NOI), cash flow, property value and the overall performance of the assigned portfolio of multifamily assets. This role involves strategic planning, financial analysis, and collaboration with property management teams and other team members to maximize asset value and return on investment. The ideal candidate possesses strong analytical skills, market knowledge, and experience in multifamily asset management.· This Position will have initial responsibility for a growing multifamily portfolio spanning several geographies, including stabilized, value add, and development projects and held in direct and partnership structures. · The position will perform a wide range of functions, including but not limited to asset management, oversight of third-party service providers performing leasing and property operations, administration of leases and contracts, reporting of operations including expense analysis and management, capital project delivery, and hold/sell analyses leading to the disposition of assets when value can be maximized or business plans have been completed. · This position will define and recommend performance and operating strategies to senior management. · The position will collaborate with other team members on the execution of due diligence for new acquisitions and developments as well as the coordination of refinance / sales activities. · This position will work with the development team to make recommendations for 3rd party property management selection, negotiate management agreements, and collaborate on pre-leasing activities in preparation for accepting newly developed assets. at Certificate of Occupancy/opening and leasing up multifamily projects to stabilization.· This position will report to the Vice President of Real Estate Investment Management with dotted line reporting to the Vice President of Development. PRINCIPAL ACCOUNTABILITIES: The primary duties and responsibilities of this position include the following:Portfolio Management of Assigned Assets Create aggregated portfolio and individual asset plans that incorporate the investment analysis, acquisition, or development strategy with the leasing, operational, and financial components of the assets to maximize the financial performance of the portfolio and value of each asset, with reforecasts and adjustments as necessary. Monitor operations and implement corrective actions as needed to achieve expected returns.Underwrite assets to facilitate an internal decision regarding development, acquisition, hold, sell, or refinance options on an annual basis and make appropriate recommendations to senior management. Develop, recommend, and help implement cost effective approaches for portfolio management, including operating procedures and systems, operating expense management, productivity improvements, and performance reporting. Administer budgeting and forecasting, expense controls/overhead analysis and conduct periodic reviews of actual vs. budgeted financial results.Prepare and manage annual budgets, financial reports, and variance analyses, providing insights into property performance and identifying areas for improvement.Manage relationships with joint venture partners and third-party property managers.Work collaboratively with third-party property management, vendors, and other service providers to keep the assets optimally staffed and maintained as well as to respond to break/fix and other unplanned, property-level events. Develop and implement property marketing strategies and oversee leasing to ensure property and portfolio expectations are met. Keep on top of national and local market conditions; supply, demand, rates, concessions to inform market selection, market exits, and property level leasing strategies, including selecting and monitoring competitive or comparable properties.Evaluate and recommend capital improvement projects, including renovations, upgrades, etc. to enhance property value and competitiveness.Prepare and present investment reports and presentations to senior management and investors.Develop and maintain relationships with the investment sales and lending community and brokers.Assist as needed in the development, acquisition, and disposition of assets within the portfolio.Support the Development Team in the Construction and Transition of Ground-Up Multifamily ProjectsParticular focus in the areas of: Third Party property Management selectionOperating Budget Review Manage and lead pre-leasing activities.Other duties may be assigned at any time.QUALIFICATIONS/REQUIREMENTS:· Candidates for this position must be able to demonstrate:Strong finance/analytical skills and problem-solving ability. Strong proficiency of Excel and Argus.Strong organizational skills with the ability to prioritize and juggle multiple projects simultaneously. The ability to make timely decisions supported by sound analysis, experience, and judgment.The ability to consistently meet internal deadlines, sometimes requiring extended work hours.In-depth understanding of multifamily property operations, leasing, and maintenance.Strong organizational skills and attention to detail.Self-motivated and able to work independently, as well as part of a team. Excellent communication and interpersonal skills.Curiosity in anticipating future trends and assessing the impact on our business. Ability to develop credibility and maintain solid, professional relationships with peers and senior management as well as network with business and professional trade associations in markets as assigned. Experience with property management software (e.g., Yardi, RealPage) is a plus. Required travel to visit assigned properties.EDUCATION: Bachelor's degree in real estate, accounting, finance, economics, or related field.An advanced degree in one of the above fields or relevant certificates in real estate investment (e.g., CCIM) preferred, but not required. WORK EXPERIENCE: Minimum Work Experience: 5-10 years related commercial real estate experience.Minimum 3-5 years prior multifamily asset management experience required. Experience or previous knowledge in multiple markets preferred. KNOWLEDGE, SKILLS & ABILITIES:Analytic Skills:Ability to analyze financial statements, Excel proformas and Argus runs.Communication Skills:Must have strong organization and communication skills (both written and verbal) as the position requires significant interaction with many people.TRAVEL & WORK ENVIRONMENT:· Occasional travel to inspect or perform diligence on properties as well as to directly engage with joint venture partners or 3rd party service providers will be required.· This job is an "in office" opportunity and is not meant to be worked remotely, although remote work may be required or approved on occasion.BENEFITS Olympus Ventures offer a competitive benefit package which includes Medical, HSA, Dental, 8 paid holidays, Short-Term Disability, Long-Term Disability, Basic Life Insurance, PTO, and a 401(K)-plan with employer matching.
