Support all aspects of asset management and the investment decision making at Riverside. Work directly with Executive team to manage the financial progress and projections for existing Class A office assets. Financially evaluate decisions related to new tenants, renewals and capital projects on existing properties. Also, responsible for gathering research data in Riverside's markets. Key Responsibilities--AnalysisEvaluate financial merits of potential new leases and renewals and how they may effect investment value and returns. Maintain and update complex development models for large-scale, mixed-use projects- including preferred and common equity waterfalls/returns.Track monthly and quarterly results explaining variances, and assumption changes.Manage financial planning for leases and capital projects.Support recapitalization and disposition analysis and scenarios on assets. and provide updates on valuations of owned properties. Collect and integrate project data, including cash flow requirements, operating income and expense projections, as well as financing assumptions for project pro formas.Arrange a variety of third-party reports such as market studies, property tax analysis, etc.Maintain project budgets and schedules and report on variances.Transaction support, including review of partnership legal and service agreements. Assist in assembling RFP response submissions for leases.Analyze capitalization and financing strategies. Assist RIDC leasing team with market research, data collection and related analysis.Research comparable market data for deal underwriting and identify risks associated with investment opportunities.Qualifications1-3 years of commercial real estate finance experience or directly relevant transaction-oriented institutional industry experience required.Bachelor's degree in finance, real estate, accounting or economics from an accredited institution required. MBA with concentration in real estate, finance, accounting, or economics not required.SkillsKnowledge of modeling techniques for debt, equity and hybrid capital structure products and joint venture equity promote/waterfall structures preferred. Technologically oriented with advanced proficiency in MS Office, with an emphasis in Microsoft Excel, Word, PowerPoint.Precision and attention to detail as well as strong writing and communication skills are paramount. Highly motivated, self-starter preferred.Creative problem solver with an analytical background.Ability to prioritize and coordinate multiple projects and tasks at once. Working knowledge and experience with Argus Enterprise.Work environment consists of in-person office attendance with limited travel expected.
