This position will supervise multiple trades and work closely with purchasing, design, asset management, and property management to ensure work is performed per the terms of the contract. This position will also participate in property operations and work closely with property management and asset management to ensure ColRich standards are being met at all properties. This position will be based in Houston but requires frequent travel to San Antonio, Albuquerque, and Raleigh/Durham. Specific responsibilities include:Schedule coordination with tradesQuality controlEnsures the work performed is per the terms of the contractsWeekly property inspectionsOversight of major capital expenditure projectsDue diligence support as needed during new property acquisitionsMaintaining budgets through constructionContract negotiationsSourcing vendorsCreating scopes of workTravelFrequent travel to San Antonio and North Carolina2+ visits per year to corporate headquarters in San Diego for company events and trainingRequirements: Minimum of 5-10 years of construction industry experience. Multifamily construction experience preferred.Travel is required (25% - 50%) Ability to read and interpret plansBasic knowledge of building codes and permit processAbility to create a construction scheduleStrong organizational skills and attention to detailAbility to process work quickly and accurately with changing prioritiesExcellent written and verbal communications skillsExcellent time management skillsExcellent communication skillsComputer proficiency in Excel, Word, Project, and BluebeamBenefits:Base salary and discretionary annual bonus competitive with industry standards$100,000/year - $120,000/year depending on experienceHealth and dental insurance paid fully at the employee level by employer401(k) planPaid holidays and vacation time
