A local Tampa Bay Property Company is seeking a Facility Maintenance Technician to join their growing team. This position is expected to achieve the highest possible net operating income without compromising the quality of the propertys appearance or level of service.This is accomplished by performing and supervising tasks related to: HVAC, electrical, plumbing, security, environmental, and safety. He/she must also maintain systems and equipment through preventative maintenance; restoring, repairing, rebuilding, or replacing faulty or inoperative components and parts.RESPONSIBILTIES· Performs inspections on properties on a routine set schedule established with associated Property Manager. Reports any maintenance concerns or unsafe conditions or repairs to the associated Property Manager.· Monitors the general conditions of the properties managed and its equipment to ensure a high level of quality appearance and performance. Ensures asset is presentable at all times and adheres to Owners curb appeal standards.· Evaluates needs, performs repairs where qualified, oversees use of equipment and recommends professional service when necessary. Obtain cost estimates as may be necessary.· Troubleshoot, maintain, operate and repair HVAC systems and associated equipment (EMS), electrical distribution equipment, plumbing systems, security systems by implementing a preventative maintenance program; operating and testing systems and equipment; restoring, repairing, rebuilding or replacing faulty or inoperative components and parts.· Maintains safe and healthy work environment and complies with local codes and regulations.· Ensures all asset streets and public access routes are free of hazards and in safe condition. Provides appropriate recommendations to Property Manager concerning major repairs.· Completes hands-on, technical and maintenance projects as needed; tracks time and materials to be billed back to the Property.· Completes routine maintenance and minor emergency repairs as needed; tracks time/materials to bill back to the Property.· Provides problem solving and troubleshooting, as may be necessary.· Oversee Vendor Contracts and performance; bid out services as needed.· Supervises the use of all cleaning products and supplies for office building. Implement procedures for handling, storing, safekeeping, and destruction of hazardous materials. Implement and maintain MSDS system.· Maintains maintenance tool and equipment inventory log on a daily basis or as necessary. Also that tools and equipment are kept cleaned and placed back on correct shelving after each use.· Assist with tenant move-ins/move-outs. Completes checklists of physical condition of asset/sites prior to/after tenant occupancy.QUALIFICATIONS1.Hearing: Adequate to perform job duties in person and over the telephone.2.Speaking: Must be able to communicate clearly in person and over the telephone.3.Vision: Correctable to 20/20, full range of vision and absence of medical or legal restrictions or impairments prohibiting the holding of a valid drivers license.4.Requires occasional lifting and carrying items weighing up to 100 pounds.5.Requires frequent bending, reaching, standing, climbing of ladders, walking, squatting and sitting, pushing and pulling exerted regularly throughout a regular work shift.6.Requires manual dexterity to operate equipment and perform manual responsibilities.7.Excellent written and verbal communication skills.8.Certification in two or more of the following is preferred: Electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair.Pay: $45k - $55k Hours: 8:00AM - 5:00PM M-FAll qualified applicants will receive consideration for employment without regard to race, color, national origin, age, ancestry, religion, sex, sexual orientation, gender identity, gender expression, marital status, disability, medical condition, genetic information, pregnancy, or military or veteran status.
