We are seeking a highly experienced and dynamic Senior Property Manager to oversee a portfolio of 14 mixed-use properties comprising residential and commercial buildings for a client of ours in a permanent capacity. This senior-level role requires a blend of direct property management expertise (50% of time) and oversight of third-party property management operations (50% of time). The ideal candidate will have an extensive background managing complex property portfolios, a deep understanding of NYC building codes, tenant relations, financial analysis, and the ability to lead teams effectively.Key Responsibilities:On-Site Property ManagementOversee the daily operations of multiple properties, ensuring their safety, cleanliness, and optimal functionality.Manage property maintenance, repairs, and capital improvement projects, collaborating with contractors and vendors.Ensure consistent readiness for REAC inspections and compliance with all municipal housing standards.Directly manage and oversee the eviction process as necessary.Implement efficient property-specific policies, procedures, and workflows.Tenant RelationsCultivate and maintain strong, positive relationships with tenants to ensure satisfaction and retention.Address and resolve tenant inquiries, disputes, and maintenance requests promptly.Host regular tenant meetings to address feedback, distribute updates, and foster community collaboration.NYC Building Code & Violation ManagementKeep current with NYC building codes, zoning regulations, and compliance requirements.Address and resolve building code violations in a timely and effective manner, liaising with regulatory authorities.Monitor changes in city regulations and provide updates to stakeholders.Leasing Management & AdministrationOversee leasing operations for both commercial and residential units, including marketing, tenant screenings, and lease negotiations.Ensure accurate preparation and maintenance of all lease documents, records, and tenant billing information.Draft and summarize lease abstracts for commercial tenants.Onboard new tenants and manage lease renewals.Licensing and ComplianceObtain all necessary construction, occupancy, and operational licenses to meet property requirements.Conduct regular audits to ensure compliance with federal, state, and local regulations, including environmental and safety standards.Develop and maintain a comprehensive compliance checklist to ensure proactive adherence to requirements.Insurance OversightReview property insurance coverages and identify areas for improvement or cost savings.Manage insurance renewals across all properties and ensure appropriate coverage.Construction ManagementOversee and coordinate construction projects, from tenant improvements to building renovations.Track project milestones and ensure delivery on time and within budget.Oversee permits, inspections, and all associated construction documentation.Manage tenant relocations during renovations or construction efforts.Financial & Administrative ManagementDevelop, manage, and monitor property budgets, ensuring cost-effective operations while meeting financial objectives.Oversee rent collection, monitor expenses, and address arrears with legal action when necessary.Generate financial reports for property owners, lenders, and stakeholders, summarizing property performance.Prepare and provide requisite documentation for appraisers, property condition reports, and other stakeholders.Complete CAM analysis and reconciliation processes for applicable properties.Staff Management & LeadershipSupervise and mentor property and maintenance staff, ensuring their goals align with organizational objectives.Delegate and monitor team deliverables, maintaining accountability and high performance.Develop training programs and encourage continuous learning among team members.Foster a positive and efficient work culture by distributing workloads strategically and equitably.Qualifications:Bachelors degree in Business Administration, Real Estate, Finance, or a related field (preferred).Minimum of 10 years experience in property management, including a senior management capacity overseeing mixed-use portfolios.Strong knowledge of NYC building codes, zoning laws, and compliance regulations.Experience managing REAC inspections and project-based Section 8 housing preferred.Proficiency in property management software (Yardi, AppFolio, or similar), Microsoft Office Suite, and accounting tools like QuickBooks.Exceptional leadership, communication, and conflict resolution skills.Proven experience in managing tenant relations, including lease negotiations and conflict resolution.Strong project management skills with the ability to oversee construction projects and relocation efforts.Valid driver's license and ability to travel between property locations as needed.Additional Skills and Competencies:Demonstrated ability to oversee and manage large-scale, multi-property operations.Adept at financial management, including budgeting, forecasting, and cost monitoring.Familiarity with CAM reconciliations and recovery processes.Strategic thinker with a detail-oriented and solution-driven approach to problem-solving.
