Job Overview:A client of Insight Global is seeking a Director of Development and Finance Operations will oversee the full lifecycle of real estate development projects, including acquisition, due diligence, financing, construction, and disposition. This leadership role requires close collaboration with the Asset Manager, Finance Specialist, external consultants, lenders, partners, and the Board of Directors. The individual will ensure that all projects meet timelines, budget goals, quality standards, and profitability objectives.Key Responsibilities:1. Development Managemento Lead pre-development activities such as site identification, market analysis, contract negotiations, zoning/rezoning, and deal structuring.o Work closely with architects, partners, and consultants during acquisition and evaluation phases to ensure alignment with business objectives.o Coordinate with municipal authorities, transportation departments, and environmental regulators to obtain necessary permits and approvals.o Oversee construction and renovation projects to ensure they stay within scope, schedule, and budget while maximizing profitability.o Provide monthly project updates to the Board.o Work with the Board to formulate Go-Forward plans on assets ready for development.o Seek financing in accordance with these approved plans and propose suitable financing options to the Board.o Develop strong relationships with potential partners and present capitalization options for approval.o Act as the primary point of contact for project partners, ensuring smooth communication and project execution.2. Financing and Deal Assessmento Collaborate with local brokers and market insiders to assess real estate market conditions and strategic alternatives.o Create and present pro-forma financial models for various strategic options.o Develop Go-Forward Plans with proposed capitalization and financing strategies, submitting these plans to the Board for approval.o Work with the Finance team to prepare deal packages for Board review.o Seek financing for projects in line with approved Go-Forward Plans and propose financing options to the Board.o Complete all necessary financing applications and ensure bank reporting requirements are met.3. Budget and Financial Oversighto Develop and manage project budgets, including revisions, and ensure they are aligned with financial objectives.o Oversee financial reporting and submissions to the Board, ensuring accurate and timely updates on all properties.o Supervise accountants and ensure that tax returns are prepared and submitted for Board approval.o Work with the Asset Manager to identify cost-saving opportunities and strategies to maximize revenue.o Present financial updates and strategies to the Board, including alternatives to maximize value for stakeholders.4. Leadership and Team Managemento Foster a positive and collaborative work culture across all teams.o Provide regular supervision and mentorship to staff, supporting their professional development and ensuring the use of best practices.o Lead by example, ensuring effective communication, team cohesion, and alignment with business goals.5. Legal Oversighto Oversee all legal aspects of development, including managing lawyers and any litigation related to projects.o Collaborate with legal teams to draft, review, and execute contracts, partnership agreements, and other legal documents.6. Marketing and Sales Coordinationo Lead marketing initiatives, including sales collateral, digital strategies, and leasing materials.o Work with internal teams to develop and execute sales strategies, unit layouts, and project branding to meet sales targets.Qualifications:· A degree in Architecture, Civil Engineering, Real Estate, or a related field.· 7+ years of experience in real estate development, construction, financing, and legal oversight, with a proven track record in leading commercial and residential development projects.· Extensive experience with hotel, multifamily, or condominium development preferred.· Strong understanding of construction practices, design coordination, and site development.· Experience managing budgets, financial analysis, and feasibility studies.· Proficiency in MS Office, project management software, and construction management tools.· MBA or finance background preferred.· Bilingual in Spanish is a plus.Benefits:· Competitive base salary and performance-based bonuses.· Comprehensive medical, dental, and vision insurance.· 100% employer-paid life and disability insurance.· Generous vacation, sick, personal, and holiday time.· Professional development opportunities and tuition reimbursement.Compensation:$240,000 per year annual salary.Exact compensation may vary based on several factors, including skills, experience, and education.
