Job Tittle - HVAC Commercial Project ManagerJob Location - Plano, TXCompensation - $80,000 t0 $98000+ BenefitsClient Summary -When it comes to commercial HVAC service in North Texas, building engineers and facility managers rely on our organization to eliminate system downtime to keep equipment running the way it should.Responsibilities - Ensures prompt completion of assigned projects, within budget, and with complete customer satisfaction.After Project Award, and assignment, review and analyze, estimate, plans, spec, and scope with contract, utilizing that information to plan project in conjunction with the General Superintendent, developing schedules, labor allocation, material delivery etc.Work hand-in-hand with the General Superintendent communicating submittal status, project changes, and overall project progress with regular onsite involvement, along with all other tasks related to the successful completion of the project.Work hand-in-hand with an APM, General Superintendent in keeping the fields Bluebeam project folder organized and updated with only approved updated shop drawings, submittals, full set of contact drawings, Removing all outdated and/or irrelevant information for field superintendent lookup efficiency.Create, develop, transmit, and tracks project submittal documents assuring adherence to project specifications.Develops, transmits, and tracks project PCO's and subsequent issuance of change orders from contractors and owners. You are solely responsible for securing all required approval signaturesbefore work proceeds.Reviews design changes to identify cost or schedule impacts. React in a timely manner to report scope/schedule impact to the contractors and General superintendent.Reads and reviews contracts and estimates to perform risk analysis and develop risk plans.Meets with contractors to discuss scope of project, budgets, performance expectations, and closeout. Develops, transmits, and track project closeout documents.Supports the sales and estimating functions by aiding with quote preparation and Bid proposal when needed.Establishes an operations budget for assigned projects by revising the original estimate based on validated project scope. Maintains project budget to forecasted values.Assist the Estimation team as needed in preparing sub-contractor request for quotations (RFQ) including scope statements, plans and milestone dates, specs, bonding requirements, and billing schedule of values.Manages project cash flow, progress billing, collections support and monitoring, and resource management, Help with collection of billings as needed..Maintains customer satisfaction by investigating concerns of vendor deliveries or lead-times, communicating concerns of labor and/or schedule issues to the General Superintendent to jointly plan a mutually satisfactory strategy for corrective actions, communicating with customers the actions taken, to satisfy their concerns.Establishes professional relationships and effectively communicates with all those involved in the project. communicating constantly with the customer, General superintendent, service department to keep correct status reports and project reviews.Completes weekly work in progress reports and present updates once a week at a weekly Construction department meeting.Completes monthly WIP Budgets and presents update once a month at a Project Management department meeting.Emphasizes and shows commitment to a safe work environment, which includes wearing protective equipment, and requiring full safety compliance from all participating employees and subcontractors under the direction of customer. Reporting any deficiencies to the General superintendent for immediate correctionsInform the Senior VP of HVAC of Commercial Construction of any issue or concern prior to the issue having any probability of putting the company at risk.Walk the project, document all communication/notes given and received from the GC, Subs, Customer General Superintend, Field Superintendent or other trades to use in the event of scope, schedule, or Contract disputes.Ideal Candidate - 6+ years related experience.Project Management certification and/or involvement in a related professional association is also a plus.Familiarity of HVAC and Mechanical Piping, materials and construction methods used for various applications is necessary.Ability to interpret engineering, architectural, and construction plans, drawings and specifications, and knowledge of building and mechanical codes required.Experience with developing budgets, forecasts, scope statements, cash flow and other reports related to construction project work.Thank You
