We specialize in thorough inspections that adhere to Californias stringent building standards.Position Overview: We are seeking a qualified Balcony Inspector to conduct comprehensive evaluations of balconies, decks, stairways, and other exterior elevated elements. The ideal candidate will have a keen eye for detail, a strong understanding of structural integrity, and a commitment to upholding safety regulations.Key Responsibilities:Perform detailed inspections of exterior elevated elements (EEEs) such as balconies, decks, porches, stairways, and walkways that extend beyond exterior walls and are elevated more than six feet above ground level.Assess the structural integrity and safety of EEEs, identifying issues like rot, corrosion, or material degradation.Evaluate waterproofing systems to ensure they prevent water intrusion and subsequent damage.Document findings meticulously, providing clear descriptions of the current condition, potential hazards, and recommended actions.Prepare comprehensive reports for property owners, including:A list of inspected components.Descriptions of their physical condition.Statements regarding safety concerns.Estimates of expected performance and longevity.Recommendations for necessary repairs, categorized by urgency.Stay updated on Californias building codes and regulations, particularly Senate Bills 721 and 326, to ensure all inspections meet state requirements.Communicate effectively with property owners, managers, and relevant authorities regarding inspection results and necessary corrective actions.Minimum Qualifications:Must be a licensed architect, civil or structural engineer, or a building contractor holding an "A," "B," or "C-5" license classification issued by the California Contractors State License Board.A minimum of five years of experience in constructing or inspecting multistory wood-frame buildings.In-depth knowledge of Californias building codes, especially those related to exterior elevated elements.Strong analytical skills with the ability to identify structural issues and recommend appropriate solutions.Excellent written and verbal communication skills.Proficiency in preparing detailed inspection reports.Valid drivers license and reliable transportation for travel within the Los Angeles area.Preferred Qualifications:Certification as a building inspector or building official from a recognized state, national, or international association.Familiarity with Senate Bills 721 and 326 and their specific inspection requirements.Experience using inspection tools and technology, such as moisture meters and infrared cameras.Physical Requirements:Ability to access and navigate various building sites, including climbing ladders and scaffolding.Comfortable working at heights and in various weather conditions.Capable of lifting and carrying equipment as necessary.Application Process: Interested candidates are invited to submit their resume, a cover letter detailing their relevant experience, and copies of their professional licenses and certifications.Equal Opportunity Employer: Balcony Inspection Services is committed to creating a diverse environment and is proud to be an equal-opportunity employer.
