We focus here as our experience tells us this is where projects are usually won, or lostThe Role.The Development Manager ("DM") is the Project Lead for the full development cycle, to include Project Briefing, Budgeting, Design, Construction for new ground up projects and tenant improvements. The DM leads multiple projects at the same time, of various sizes, across various market sectors. The best fit for this position will be an experienced team leader, with multi-disciplined development experience, who is particularly refined in program and design management. The ideal candidate is a strategic thinker who seeks to secure results from a project team through providing strong leadership, creating a positive work environment and making thoughtful connections with very talented professionals, who in turn, are left with greater motivation to impart their very best work.An example couple of days in the job may include:· Review a draft Basis of Design with a project architect.· Coach a colleague with the design management of their project.· Conduct a check-in call with an Interior Designer who seems to be struggling with keeping up RFI responses. · Review, for approval, the Contractor's change order request.· Review a Tenant Design Drawings for compliance with the Tenant Criteria Manual.· Update the Tenant Improvement Dashboard with the current status of all TI projects;· Draft a scope of work for a Landscape Designer.· Represent the Owner on the Contractors OAC call.· Conduct a site inspection of the project and prepare site observation reports of non-compliant work.This position is based in Las Vegas, Nevada. Ideal Candidate Skills. We are looking for a minimum of 5 years of project management experience in Development, Design, or Construction. You should be capable and eager for the following responsibilities:For Managing New Developments:· Provide team leadership and coaching.· Develop project strategy.· Assist in prospective project diligence and conceptual estimating.· Lead the resolution of project brief & program while working with company partners and designers.· Develop project schedules with team input.· Prepare Request for Proposal Packages for design and construction scopes of work.· Manage design team on time deliverables and documentation quality.· Commercial management, including budgeting, preparing anticipated cost reports, and invoices.· Contract preparation and negotiation for designers, contractors, and venders.· Maintain dashboards and project reports, including regular updates of financial data and milestone dates. Action tracking through all stages of a development; including generating action trackers, following up on open actions with various internal and external stakeholders, and providing status updates to the broader team.For Managing Tenant Improvements (TI's):· Provide team leadership and coaching.· Serve as main POC & quarterback for our tenants advancing improvements.· Stakeholder management.· Maintain the Landlord/Tenant scope responsibility matrices.· Maintain the Tenant Criteria Manual.· Review design, including signage, to ensure compliance with Tenant Criteria Manual.· Perform pre-construction walk with new tenants and property GM.· Prepare site logistics plans and ensure tenant contractor's compliance.· Track and forecast tenant milestone dates.· Maintain tenant dashboard and provide weekly updates to Partner's, property GM, and Leasing Team.· Track and maintain TI Allowances including committed, spent and projected costs.
