**The Project Manager is responsible for supervising and directing all aspects of land development at different community phases, including maintaining community schedulesThis role involves coordinating with other department heads and outside consultants for architectural designpermitting, utilities, paving, and site planningAll things related to the development of land on the horizontal side of homebuildingMaintain community and construction schedules, overseeing all construction activities and quality controlCoordinate input from Division Executives on site and architectural designSupervise and coordinate with outside consultants for architecture, civil engineering, landscape architecture, and soils engineering, and other items related to land developmentProvide weekly written reports on progress, trade partner meetings, agency contacts, problem resolution, and safety meetingsCreate and maintain site budgetsNegotiate contracts with outside consultants for services such as architecture, civil engineering, landscape architecture, and soils engineeringAssist in preparing feasibility studiesCoordinate DRE processing, CC&Rs, and set up HOAs, acting as a liaison and board member if neededSecure and manage the exoneration of necessary bondsCoordinate model complexes and conditional use permitsSupport the Operations Department during the construction process**Excellent analytical ability and strong writing skillsValid, unrestricted drivers licenseStrong motivational, management, and organizational skills requiredThis is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies weighing 25 pounds or lessFinger dexterity is required to operate computer keyboard, calculator and telephone equipment
