Job ***** Director of Land Development***** Sacramento, CA (Open to Relocation)***** Homebuilding***** Base Salary Starting at $180K*****Oversee field operations and personnel in land development.Identify opportunities aligned with land development strategies and market trends.Manage contractor, consulting, and municipal contracts related to land acquisition, approval, and development.Develop schedules and budgets to ensure project delivery within requirements.Maintain bonds and ensure projects comply with schedules, budgets, and permits.Oversee projects from permit approvals to construction completion and community turnover.Ensure timely, accurate installation of land development improvements, including grading, utilities, paving, landscaping, and amenities.Manage development/entitlement budgeting and compliance with NPDES and SWPPP regulations.Assist in negotiating purchase and sale agreements.Lead and coordinate project efforts between field and administrative teams.Evaluate and monitor the performance of Land Development Managers.Ensure contractors and consultants adhere to policies, procedures, and regulations.Build relationships with developers, contractors, consultants, and regulatory authorities.Manage site improvement bidding, contract negotiations, and value engineering to reduce costs without sacrificing quality.Oversee the entitlement process and coordinate with construction to ensure lots are delivered as specified.Review engineering plans and oversee the planning, permitting, and construction process.Manage material planning, field operations, and cash flow generation.Negotiate utility extension agreements and resolve issues with relevant agencies.Ensure clear communication and efficient collaboration between land development and construction teams to meet division and department goals.
