Job **The Construction Project Manager and Estimator is responsible for managing high-end residential construction projects and creating accurate cost estimates. This role involves working closely with architects, clients, interior designers, site superintendents, and subcontractors to ensure quality work and timely project completion. The ideal candidate is detail-oriented, thrives in a fast-paced environment, and is passionate about delivering luxury custom homes.Key *EstimatingPrepare detailed cost estimates for luxury residential projects, covering labor, materials, and finishes.Review architectural plans to develop accurate budgets and competitive bids.Source high-end materials and finishes that meet client expectations.Obtain quotes from subcontractors and suppliers to ensure costs align with the budget.Develop cost templates for efficient and consistent estimating.Project ManagementWork with site superintendents, homeowners, architects, and interior designers to ensure project goals are met.Create project budgets and provide change order pricing as needed.Generate purchase orders for key subcontractors and suppliers.Review architectural and structural plans for coordination.Conduct site visits to monitor progress, quality, and address any issues.Source and procure premium materials and finishes that align with the client's vision and budget.Maintain regular communication with clients, providing updates and addressing concerns.Track allowances for custom materials and finishes to ensure transparency.Review project invoices weekly and resolve billing issues.Reconcile final project costs and billing upon project completion.Skills and ****3+ years of experience in residential construction project management and estimating, with a focus on high-end homes.Proficient in construction management and estimating software.Strong knowledge of custom homebuilding processes, luxury materials, and finishes.Familiarity with local building codes, zoning laws, and permitting processes.Excellent budgeting, cost analysis, and negotiation skills.Strong organizational and time-management abilities.Exceptional communication skills for building positive client relationships.Attention to detail and commitment to delivering top-quality craftsmanship.
