Reports To: Director - Development Management GroupBasic Function: Support the management of development projects for third party clients acting as Owner's Representative, which may include serving as client point of contact, leading a team of consultants, guidance and oversight of design, construction administration, FF&E coordination, and the management of project activities, budgets and schedules from project start through occupancy/turn-over.A general scope of work of the typical Owner's Representative Project Manager role is attached. Experience/Education: Preference of 3-10 years of related project management, commercial real estate development and/or construction management experience. Must have an undergraduate education in an allied field such as architecture, interior design, engineering, construction, real estate, or other related field.Specific Skills Required: Project management abilities and knowledge of design and construction and related processes, team selection, budgeting and contract management. Proven track record of successfully supporting development and construction projects from feasibility to delivery. Kansas City area market knowledge with local industry and civic involvement preferred.Ability to effectively multi-task, prioritize, problem solve, and meet deadlines. Excellent time management, organization, and written and verbal communication skills. Well versed in current industry technology and tools.Job Requirements: Valid driver's license with statutory insurance coverage and a driving record that indicates consistent responsible operation of a motor vehicle. Position requires the use of employee's car for travel to and from various locations. Employee will be reimbursed for the cost of said travel in an amount to be determined by the Federal government and consistent with standard practices. Requirements may include obtaining a government security clearance.Essential Job Functions:• Act on behalf of clients to manage projects during pre-development, design, construction, and delivery stages.• Determine and satisfy client expectations for levels of communication and documentation.• Work with Project Accountant to properly track costs within project accounting system and assist in the preparation of pay applications and invoices and develop and monitor project schedules.• Effectively manage projects profitably, within the requirements of the contract. • Assist in business development activities as requested. Actively participate in agreed to community and industry organizations.• Assist the group director as needed to develop and manage the budgets, contracts, and activities. General Scope of WorkPredevelopment, Master Planning and Feasibility Services• Identify any utility service or existing condition issues, soil conditions or access issues that might limit or impact development. • Utilize RFQ/P process coordinated with the Client's required procurement processes, to select architect/ engineer, construction manager and financial advisor and other consultants such as soils and survey. Provide an evaluation of qualification responses and proposals.• Selection/Contracts/Approvals: Review and assist in negotiating contract terms for architect/engineer (A/E) CM/General Contractor, commissioning agent and special inspection firm. • Assist in obtaining approvals (rezoning, re-platting, site plan approval, etc.)Programming and Design Phase• Confirm program requirements and assist clients in review of design.• Develop Master Project Schedule.• Monitor completion of the Schematic Design, Design Development, and Construction Documents. Review design and document packages.• Assist in the Value Analysis/Engineering process. • Develop the Master Project Budget and allocate the appropriate land, soft cost, hard cost, FF&E, Owner expenses, Financing, Contingencies, etc.• Develop and manage an "anticipated cost" report that identifies projected changes or contingency uses throughout the entire design and construction period, as a tool to manage the owner's budget.• Assist in development of MBE/WBE supplier diversity participation plan as appropriate.Construction Phase• Attend regular construction progress meetings during the construction phase and jobsite visits.• Review monthly payment application and recommend approval, revisions, and/or rejection.• Review and approve Contractor's Change Order Requests.• Review project schedule regularly at Contractor's meeting to determine progress.• Monitor sustainability certification process as appropriate.• Prepare and submit monthly report indicating contract amount, change orders, monthly payment applications, schedule, and anticipated costs.Occupancy Phase• Assist with final punch list, start-up, and final inspections, and warranties.• Assist in the purchasing and installation of Owner furnished equipment and furniture.• Assist in final documentation and submission for sustainability certification as required.• Manage project and contract closeout.ZRES Management, Inc. is an Equal Opportunity Employer.
