DescriptionMcMillan Pazdan Smith is an award-winning architecture, interior design, and advisory services firm with eight studios located in the southeast. A larger firm of 300 employees with a boutique firm atmosphere. We are currently seeking a Construction Administrator to join our team (s). As a Construction Administrator you will be responsible for supporting the project teams and providing project process guidance. Assist team with construction administration activities on projects Ability to read, interpret, and understand plans, specifications, and other contract documents Ability to read and understand terms and conditions of owner - architectural agreement and owner - General Contractor (GC) / Construction Manager (CM) contract requirements and deliverables Communicate with project architects, other CAs, and consultants as required to resolve project issues in a timely and well-organized mannerPerform quality control throughout project life cycleParticipate in mandatory monthly CA meetings on topics including technology, best practices, lessons learned, and other relevant topicsParticipate in CA and designated design studio periodic meetings as well as project team meetings.Pre-Construction / DesignPerform field verification of existing project conditions alone or with architects and other CAs as neededAssist team with pre-construction specification and drawing quality control and constructability reviews leading up to "for construction documents" issues Identify engineering coordination issues, unclear or absent information, code compliance concerns, or construction method quality and scheduling concernsParticipate in project hand-off from design to CA with Project Manager (PM) and Project Architect (PA) Review project schedule, design intent, special features, and budget along with client expectations. Construction AdministrationAssist team in maintaining MPS record set documents, including filing, organization, updating with revisions and request for information (RFI) responses, etcMonitor project for construction document and reoccurring client standards complianceAssist team with issuance of document revisions prepared by designersIssue revisions to project team, file, and record in record documentsProcess shop drawings and submittals promptly to ensure adequate time for reviewTravel as required to project sites for site visits and project meetingsPrepare field observation reports, including photographs, to document each site visit. Document all conversations and instructions for distribution as applicable. (reviewed by PM, PA, or CA I prior to issue Attend Owner/Architect/Construction (OAC) meetings with PM, PA, and CA. Record accurate meeting minutes for review and distribution by PM, PA, and CA IAssist team to promptly close action items generated during OAC meetingsServe as liaison between owner(s) and contractor(s)Assist with generation and issuance of punch-listsReceive, review, and distribute third party and special inspections test reports. Record deficiencies in log for tracking of correction.FinancialReview change order requests promptly and provide recommendations to PM, PA, or CA I for processing to owner / client. Forward and track engineering scope change order requests to consultantsReview payment applications. (PM, PA, or CA I to certify) CloseoutReview closeout documents as directed and provide comments to PM, PA, or CA I for response to contract with required corrections or needed additional informationIncludes as-builts, Operations and Maintenance manuals (O&Ms), warranties, attic stock transmittals, financial, and lien releaseFacilitate GC financial closeout is completed in a timely manner, but only after all other closeout activities have been completedParticipate in project team post construction closeout, including lessons learned discussionPerform post-construction services and investigations as needed. RequirementsBachelors / Associate degree in construction science and/or management, architecture, engineering, or related field1-3 years combined experience in construction administration and/or architecturePrevious experience in an architecture, engineering, or construction industry firmProficiency with Microsoft Office SuiteAbility to read and understand plan documentsUnderstanding of building technology fundamentalsExcellent time management skillsAbility to effectively and confidently prioritize and execute tasks with many competing prioritiesAbility to absorb new ideas and concepts quicklyClear verbal and written communication skillsStrong attention to detailExceptional organizational and follow-through skillsSelf-motivated and ability to work independentlyAbility to work collaboratively as part of a teamDemonstrated cultural awareness and sensitivityPreferred QualificationsExperience with Bluebeam PDF Revu Experience with Newforma Project Center Experience with Plangrid document management system Position Location - Greenville, SCPhysical DemandsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
