On-Site Requirement: This position requires physical presence at your job location during the scheduled hours. Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to start date. Property Information - 280-unit garden style community built in 1990. Compensation Package-$30 to $30 / Hour*Bonus Incentives include: Monthly Leasing Bonuses!Competitive medical, dental, and vision benefits. Employer pays 85% of employee's premium. 401k contribution opportunity with an annual company match. Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year). Paid vacation starting at two weeks and increasing with tenure. 10 paid holidays, including 2 personal holidays of your choice. The above compensation is a range. Comprehensive training programs and development opportunities. What We're Looking For1+ years' experience in multifamily or hotel maintenance. Experience and willingness to work outdoors is required. Experience providing great customer service to residents and/or customers is required. Experience using power washers, leaf blowers, and other landscaping tools is required. Drivers license is required. CPO certification preferred. *ONLY APPLIES FOR PROPERTIES W/ POOLSHigh school diploma or GED required. Must demonstrate exceptional attention to detail and organizational skills. Proficient in effective communication and teamwork. Maintains a positive attitude and embraces a collaborative team approach. Responsible and takes pride in their work. Fluent in English, with strong reading, speaking, and writing skills. Comfortable working outdoors as needed. Your RolePerform general maintenance tasks, including minor plumbing, electrical, HVAC, and appliance repairs. Conduct routine inspections and prepare units to be "rent ready" with repairs, painting, and cleaning. Maintain building exteriors, doors, windows, and perform preventive maintenance. Exercise discretion and independent judgment to evaluate work quality. Maintain lawns, gardens, and outdoor common areas by mowing, trimming, and ensuring walkways, driveways, and entryways are clear of debris. Keep grounds, work/storage areas, and dumpster areas clean and organized daily to meet company standards. Ensure proper operation of the irrigation system by checking sprinkler heads daily. Perform weekly cleaning of exterior doors, entryways, and landings. Abide by safety requirements, ensuring proper use of chemicals and equipment. Maintain and service equipment regularly for safe operations, including power washers, leaf blowers, and other tools. Track inventory, maintain tools, and ensure the safe operation of equipment. Follow and enforce company policies and procedures as outlined in the Operations Manual. Be available for on-call emergencies and snow removal as needed. Provide excellent customer service and communicate professionally with residents and staff.
