Resident Manager

Privately held owner, operator, and developer of residential, affordable properties is seeking a Resident Manager/ Superintendent to oversee a 7-building complex with ~400 units in the South Bronx. This position will be responsible for the day-to-day maintenance and management operations of the complex and will supervise an ARM, 7 porters, and 3 handymen. Relevant certifications are a plus.The position includes a two-bedroom apartment, designated parking, company-covered utilities, and a company-provided cell phone.Ideal candidates will be self-starters that are detail-oriented and have strong time management skills.**Oversee all daily operations and maintenance activities for the property, performing repairs and maintenance as needed.Ensure proper functioning of water and heat into the building from the steam room.Inspect all floors, roof, and basement to ensure no possible hazards and/or leaks.Perform certain repairs to avoid hiring outside contractorsCoordinate services and repairs with contracted vendors of the building, ensuring adherence to corporate building policies and procedures.Perform preventative maintenance.Troubleshoot and resolve electrical, plumbing, and central air conditioning issues.Maintain HVAC System.** 2+ years' experience as a Superintendent or Resident Manager.Superintendent training/certifications a plus.Experience with boilers, plumbing, HVAC, elevators, sprinklers, and building code compliance.Strong interpersonal skills and problem-solving ability.Ability to communicate with tenants and supervisorsProven record of providing excellent customer service.** $75,000 - $85,000, plus bonus, comprehensive health benefits, and other valuable perks - 401k with generous employer match.The above salary range represents Advice's good faith and reasonable estimate of the possible base compensation range at the time of posting and is not reflective of the total compensation package, which may also include benefits, equity, and other non-cash incentives.Please send your resume for immediate consideration **nlipari@ If you are not currently interested, but know someone who might be, please feel free to forward this ad along to that individual.
