NO RECRUITERSOur expanding Owner's Representative firm is seeking a talented Project Manager with a minimum of 5 years' Commercial Construction experience to join our team. New building and alteration experience is required. Our firm is not involved in single family residential construction. Only applicants with relevant large scale commercial experience will be considered. We offer a great working environment and a diverse project portfolio.The successful candidate will ensure that projects are coordinated and completed in a safe, timely, efficient, effective and profitable manner. The Project Manager will be held responsible for all aspects related to project assignments. Job activities will include interactions with clients, and client representatives. Organizational skills and ability to manage multiple projects is required.The Project Manager must prepare construction project budgets. The project manager is responsible for overseeing all projects that are awarded to them and working with their internal team to successfully run the project. They will oversee all budgeting, contracts, change orders, OAC meetings, schedule, and be the main point of contact for the client.Responsibilities include but are not limited to:The project manager will represent the company when dealing with existing clients.Ability to manage multiple projects at one time, in varying stages and of varying complexitiesOversee and coordinate the design development with the design team from schematic design to 100% CDs with the development of project scopes of work.Develop and review project budgets through SD, DD, and CD stages of drawing developmentDevelop Scope and Prepare Bid Documents for projectsProduce Bid Analysis with recommendation of award letterThe job requires the ability to read and understand blueprints of varying complexity and sizeMust be able to work effectively both on independent projects and within the construction teamAssist with permitting issues for local, state and federal requirements to ensure all permits are secured for projects.Strong documentation and communication skills are required to maintain the level of service expected of a Project ManagerResponsible for maintaining organized and updated job filesOversee day-to day management of projectsReview all design drawingsWork closely with project coordinator and site teamKeep accurate and updated budget trackingResponsible for tracking all changes made throughout the projectPerform on-site inspections for quality of work, quality of materials, conformity with plans and specifications, code compliance, on site safety and general progress of the construction.Create and maintain project schedulesMinimum Requirements:Minimum of 5 years commercial estimating and/or project management experienceRelevant experience in the New York metropolitan area.4 year college degree preferred, but not requiredFamiliarity with Microsoft Office, Excel, Outlook, and Project.Prior use of Field management software a bonus (i.e. Procore)Good verbal and written communicationProficient knowledge of building codes and OSHA requirementsNO RECRUITERSBenefits:Health insurancePaid time offCompensation package:Salary plus Bonus opportunitiesExperience level:5 yearsSchedule:Monday to FridayIn-Office (8am to 5pm)Experience:Construction Management: 5 years (Required)Construction Estimating for Multiple Trades: 3 years (Preferred)
