Reference: Preconstruction /Estimator Job Description Job Description Candidate must be a detail-oriented construction estimator able to advise on the foreseeable cost of each of our projects. To this end, the construction estimator should obtain all relevant project specifications, determine the most appropriate subcontractors, and secure favorable prices on all resources. You should also inspect trends in construction to determine whether your estimates are both reasonable and competitive. To ensure success as a construction estimator, you should be able to translate project requirements into concrete figures with ease. The construction estimator will adhere to financial constraints without compromising on our high standards. Responsibilities: • Collecting all pertinent documents including property plans, technical drawings, and project specifications. • Studying documentation, meeting with clients, and inspecting the construction site to fully understand what work is required. • Deciding on the most appropriate human and material resources for each project. • Obtaining multiple quotes for each of these and then selecting the most suitable offers. • Negotiating with service providers to secure better prices. • Outlining the work plan to gauge how much time will be needed to complete each development. • Performing risk assessments to account for potential deviations from the project plan. • Accounting for the use of our resources, plus the company profit margin to calculate an all-inclusive price. • Drafting proposals that detail the scope of work, costs, and time frames. • Meeting with clients to discuss their thoughts and concerns about our proposals. • Provide expert witness cost of repair estimates and be able to complete any depositions or questioning related to the estimate. • Travel to all potential project sites. • Exceed expectations while representing Shepperd Construction in board meetings, lunch and learns, sales pitches, interviews, qualifications requests. Requirements: • Degree in Construction Management or Engineering. • Qualification in project management is highly advantageous. • Demonstrable experience as a construction estimator. • Ability to forecast the cost of high-ticket, involved building repairs. • Knowledge of relevant technical and non-technical documents. • Exceptional quantitative skills. • Outstanding research and proposal writing skills. • Ability to negotiate with all types of clients. • Reliable, Accountable, and well-spoken. • Ability to communicate effectively through verbal and written communication. • Must be able to read drawings and determine the full scope of work based on a combination of site visits and interpretation of plans and specs. • Must be able to generate and track RFIs as needed. • Must be able to put together standard bid tabs for estimate organization. • Must be able to generate and distribute RFPs to all subcontractors for bid opportunities. • Must be able to use RS Means and other databases for pricing purposes. • Must be able to generate clear and organized estimate files and follow company procedures in doing so. • Generate and manage a subcontractor database. Includes finding new qualified subcontractors to help the business grow. • Must be able to on board new subcontractors and follow Shepperd Construction procedures in doing so • Rarely, some overnight travel will be required. • Must be able to effectively organize and execute turnover meetings to turn over all estimating documents, assumptions, and buyouts to project management team. • In some cases, there will be some Project Management duties required to execute small projects. • Must be able to field client phones calls, understand their requests and help build our relationships as the go to resource for our line of business. Customer Service is the KEY to success. • Must have the whatever it takes mentality. Teamwork and sharing the common goal of elevating Shepperd Construction to be the best of the best. • Must be able to develop scope and write accurate estimates for projects, even when no plans or specs are provided.
