Objective:This position is responsible for managing the overall construction plan, while never sacrificing safety or quality.Salary commensurate with experience Minimum 5 years verifiable experience in commercial HVAC and/or construction fieldMinimum 5 years of experiences in large commercial constructionResponsibilities include, but are not limited to:Preconstruction PhaseReview contract, scope, drawings, and specificationsAssist the Project Manager with creating a construction schedule based off the General Contractor's construction scheduleAssist the Project Manager with creating the Project Progress Worksheet and Milestones using the general construction scheduleThe Superintendent shall assist the team with identifying the main tasks and sub-tasks for a project and associate man hours with each task.The Superintendent shall assist the project team with creating the milestones throughout the project completion.Assign Foremen and appropriate field staff to be as efficient as possible for the individual projectsAttend the project handoff meeting with the estimating team and Project ManagerAttend preconstruction meetings with the General Contracting team as neededConstruction PhaseSafety program must never be compromisedInitiate the construction plan with the Foremen and crews assigned to the project.Attend and participate in the project kickoff meeting with the Project Manager and ForemanSchedule and lead the pre-construction site walk through with the ForemanDiscuss site conditions, material staging area, safety concerns, etc.The Superintendent shall make regular site visits to each of their active projectsWeekly site visits and project walks with the Foreman are mandatoryEach project review walk should consist of the following:Safety forms must be completed every visitSite conditionsHeavy equipment condition and statusCurrent tasks for the weekUpcoming tasks to be completedHVAC equipment and materials requiredCurrent and upcoming labor needs/statusWeekly production meetings:SafetyDispatching tool (Connect teams)Schedules (Project & Green Air)Approve material releasesReview the weekly material status during site walksAssist the Foreman in creating material ordersReview all material orders prior to them being submitted to the Project ManagerEnsure milestones are met weeklySupervise the Foremen to associate man hours to tasksThe Superintendent shall review the action plans and 3 week look ahead with the Foreman every week in the production meetingThe Superintendent shall assist the Foreman with these action plans to ensure accuracy and efficiencySupervise the tool and equipment management systemThe Superintendent shall observe and monitor the Foreman completing their daily and weekly tool and equipment inspectionsThe Superintendent shall review the daily tool assignment logs to ensure they are being completedMaintain weekly progress reportsKeeping project under budgetQuality control and work progress walksPost Construction:Full project review with the Project Manager, Superintendent, and estimating departmentSupervisory Responsibilities: (scope of the person's authority, including a list of positions that report to this position)This position has full authority to conduct annual performance reviews, build quarterly goals, and make requests for pay increases to the Project Manager for their direct report. They will also approve performance reviews and pay increase requests made by the Foreman on behalf of their direct reports. Authorized to fully follow disciplinary form and process for any direct or indirect report. This position will be fully responsible for staffing their team as directed by the Project Manager.Direct report: ForemanIndirect report: Mechanic's and ApprenticesRequirementsEducation/Certification:High School Diploma or equivalent OSHA certificationsRequired Knowledge:Minimum 5 years verifiable experience in commercial HVAC and/or construction fieldMinimum 5 years of experiences in large commercial constructionSkill and Ability:Proven leadership and supervisory skillsTeam playerOrganizational and planning skillsMust be detail orientedAbility to use significant independent judgmentExcellent time management skillsProficient in Microsoft Office ProductsPhysical Demands/Work Environment: (The physical demands and work environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
